New-build apartment layout redistribution

Before anything else, we want to thank you for your help. We would like to modify the floor plan of this new-build apartment by turning three adjoining bedrooms into two more efficiently sized ones. The apartment is on the ground floor, and we want all the bedrooms to have access to the rear terrace, which should be feasible.

Additionally, in the main suite we are considering closing the current entrance from the hallway so that access is through the dining room instead, allowing us to create a larger walk‑in closet. We would also appreciate help with the layout of the kitchen–dining area, as the dining table is positioned right in the middle of the entrance to the dining room, which feels odd to us.

We would like to extend the kitchen with more cabinetry for storage and have the island include a dining area. Three people will be living in the apartment, although we may eventually be one more.

If anyone can help us, we would be eternally grateful.

Hi @Cucu87 — What a cool layout! Question about the dining tables… it looks like you have two in this floor plan. In the room where the larger dining table is now, what else is happening here? Is it just one giant open room that opens up into the smaller living room and kitchen area?

Thank you for your feedback. This is a ground-floor apartment. It has two terraces, as you can see at the top and bottom of the floor plan. Since this is a new-build property, we are still in time to modify certain aspects, such as the corridor with many doors or the removal/reconfiguration of rooms. In Spain, bedrooms are being made very small (7.5 m²), which leaves very little that can be done with them. Therefore, I’m asking for your help in converting this four-bedroom apartment into three larger bedrooms.

Looking at the main entrance, think about closing off the doorway to the main bedroom, like you said you preferred, then you can create one large closet for the main. Moving the main bedroom door is a great idea, but you want it to be placed, so if you are in the dining area, you are not looking into the main bath. Remove the wall between bedroom 2&3 and the closet in bedroom 3. That gives you a good size bedroom on that side and a smaller bedroom for a den or guest bedroom. By closing off the 2 bedroom doors in the front entrance, it will create a small hallway, so you have a comfortable drop zone in the front hall for shoes and storage.
As for the dining table in the center of the entry to your living space, you may want to flip it to sit on the wall near the guest bath. You could also create a banquette on along that wall and then the table. Another option is to remove what looks like an island and put the table there. Or, keep the island and just don’t have a dining table in the kitchen area. Make that a sitting area with 2 chairs. You have that large beautiful terrace to dine outside.
