Why not do what it looks like your neighbors did and close off your yard from the driveway? I know that might not be ideal, but it can be permanent and offer the privacy you want without some of the complications you face by making it mobile.

I would echo what Bekah said, though. Last year I moved into a much larger apartment building in a "younger" neighborhood than my previous home was in. At first I wanted nothing to do with my neighbors but after a series of incidents (homeless guy in the stairwell! Broken front door lock! Digging each other's cars out!) I now enjoy chatting with them and know that I could count on them in an emergency or to watch my dog. We had no fences around my back yard when I was growing up, and it resulted in having two extra "aunts" and "uncles" and a slew of extra "cousins" that would babysit when needed.

I think a great long-term plan would include some of the following:
1) Open up the main living space by knocking down the walls surrounding the upper right bedroom (closest to the kitchen area) and turn it into the living area, then convert the current living area (with couch and TV) into the third bedroom). Make the entrance to the "extra" room in this area, close off the entrance in the third bedroom.
2) Convert the "extra" room into a master suite with access to a larger bath. This would be far more expensive but would undoubtedly be a fun way to convert the space.

That closed off hall feels like it was a strange last minute addition, too. I think if you open up the space a bit it will add to the long term value a lot, assuming that you can take down some walls.

In the mean time, turning the third bedroom into an office won't change the resale value of the home, since it's mostly a question of furniture. I think considering the flow of the rooms is more important. You have to walk past two bedrooms to even get to the office and the "extra" room, I think you'd rather that any company/guests be encouraged to stay in the upper/right hand part of the house and that the lower left corner be where the private spaces are.

If you really are looking for a serious office chair, you can sometimes find local dealers of Steelcase furniture willing to sell you floor models at a discount. Added benefit: they may help you learn how to properly adjust it for your body and desk. Speaking from experience, even a relatively inexpensive chair can be just fine if you have it properly set for your body.

My suggestion is similar to Karen's, but the opposite: rather than building an entire wall, why not use part of the triangular area indicated as the "baby room". You can use curtains or head-height shelving to partition the space without losing the light, sense of scale, etc. I (personal opinion, you may disagree) don't think that kids really need their own room until well into toddlerhood, and by then you may come up with a better long term solution? Otherwise, I'd say don't cut off the entire triangular area. It looks like you're doing that to retain the closet, but you can use a wardrobe just fine for that and by cutting off the new bedroom a little to lose it you'll maintain some living space.

I really wish there was a way for us to submit photos in comments, I'd sketch up what I was thinking.

I think everyone's expectations of guests are different. I once hosted an ex's brother and three of his friends during the Pitchfork Music Festival. Worked out beautifully that we were all vegetarians so I didn't have to stock the kitchen with anything I wouldn't eat, and we had a guest bedroom at the time. When I woke up the day they were leaving, they were making me breakfast (coffee included) and sweeping up after themselves!

On the other hand...we hosted some of the same ex's family for his graduation from college about a year later...ended up with his two brothers, a girlfriend, the girlfriend's friend, and his mother in our two bedroom. Had the guest bed, an inflatable mattress, and the couch all filled up, but still came home to find two of them sleeping in my bed, which I thought was very strange and really freaked me out. Turned out my ex had given them permission (what?!?) but still...and I was recovering from that weekend for weeks afterwards.

As long as expectations of accommodations are pretty clear and the guests are as gracious as that first group, I'm ok with cramped quarters but I don't feel bad saying "no" if I can tell it won't work out.

I agree with Charlotte about saving up more money if this is your PERFECT couch. If you just like it and are looking for something less expensive, try the West Elm Henry sectional. The leathers they offer don't have the "lived in" look, but the lines are similar and the price is $2000-$2500 depending on the features you want.

It is not strange. All of the women in my family had massive changes in their allergies in their late twenties and thirties, many a result of hormone shifts. My mother, after giving birth to me, was no longer allergic to eggs after having trouble her entire life eating cookies and cakes, let alone actual eggs. Immune systems change based on age, hormone levels, other illnesses, and environmental factors that we have little to no control over.

To everyone suggesting allergy shots, please consider: even with insurance they can easily cost upwards of $300 a month, and more than that it takes YEARS for immunotherapy to start to make a difference in your day to day life (for most people). I would still wonder if there are other reasons her reactions developed, but this suggestion isn't very helpful.

For women in particular, changes in hormone levels can really impact the way your body response to histamines. My mother was deathly allergic to eggs as a child, but after giving birth to me the reaction but disappeared. My cousin, on the other end, went from being able to scarf down omelettes to violently allergic when she hit her late twenties. Your immune system's reactions to your environment does change, I know several people who are non-reactive to their cats but highly allergic to other cats.

Also, if she had immunotherapy treatments years ago that allowed her to live with cats, they may have 'worn off". I had a decade and a half of weekly allergy shots and in the past two years have noticed that my reactions are growing stronger to things I never felt sniffly at before.

The only issue is that some people put their phones as password protected, especially those of us with work phones that require it. In that case, no one can access your contact list, which is exactly why I still carry an emergency contact card, one in my wallet and the other in my phone case.

I'd suggest if you're using Google Docs to set up 2-step validation on your account...or better yet use DropBox instead. Google's TOS dictate that they own all your content and they're notoriously bad at helping people get their access back if they get hacked or something goes wrong. I NEVER store any vital info in Google Docs.

I actually have a business card in my wallet behind my ID and a second in my phone case that lists my emergency contacts, allergies, and full name in English, French, and Spanish. It felt like overkill until one of my friends got hit by a car while riding her bike to work and no one could figure out who to contact once she got to the hospital because her phone is password locked.

Sherlockology.com actually works directly with the crew and the BBC to confirm sources and exact colors/models, etc. I'd trust them more than wearsherlock.tumblr.com, though I do love browsing the Tumblr for inspiration.

They also have great puzzles that result in custom prizes and direct links to sources for things like the skull, the door knocker, etc.
