I would use a sectional sofa as the "divider" with the longer side ending near the french doors and float the shorter side of it about 5 feet from the back wall, where the current owners have their sofa. The dead space behind the back of the sofa for a play area for your new addition and add toy storage to hide the mess when you want an adult looking room. You can then add a chairs/rocker near the column where the current tv resides, that is if the white box is not permanent. One note I too am expecting a new addition, and all the baby sites I frequent mention putting your tv on the wall since new tv's are less stable and you don't want it toppling on your little one.

I would put in a corner banquette under the window, ikea cabinets, build one, benches, to tuck into that corner and still use your round table and then you would only need 2-3 chairs and have space for them to slide back and be functional. I would also rethink the bookshelf, but it's really hard to see that angle from the pictures.

I have used ready-strip, yes an as seen on tv product, and it was amazing. I stripped 80 year old kitchen cabinets it did take 2 passes but they did have about 10 coats of paint on them. It's non toxic and they claim odor free, it's not a bad smell or strong but kinda weird. You can even get it on yourself without burning. They sell it at paint stores. I've also used other harsh strippers and really prefer the ready strip.

I agree with the idea of a really good cleaning and recaulking. I would also probably paint the vanity and any wood white but that's just me.

I worked as a maid at an inn one summer and learned using comet and pine-sol, DO NOT use ammonia under any circumstances it's comet with bleach and pine-sol, mix together, scrub, let sit and repeat and your tub will be white again. You might have to do a couple applications and letting it sit overnight after some good scrubbing also works wonders.

Definately recaulking will help too nothing grosser than dirty caulk.

I would leave the feet as is and wrap the bottom with some base board moulding that relates to the crown and nail into the feet to look like the whole bottom is solid, otherwise you are looking at a really complicated hack. Or you could wrap the individual sections of feet with crown cut to make the current feet look like fancier feet, there will be hard angles at the corners.

Cottage living used to have a good collection of painted/stained floors. I love the patterns as well as it's the age old story, this was the "poor mans" version of parquet and it's coming back around. I also love this website's gallery, they do sell the stencils, but it's really inspiring how many things you can do with some paint or stain.

Because of the bulkhead next to the left window, I would get blinds or customize some roller shades with fabric or a stencil and hang those inside the window frames. Then to add some softness I would add 2 dummy panels on the end windows with the rods hung as high as possible in a coordinating color or pattern to the blinds/shades. Dummy panels would mimic the softness of a whole wall of curtains but be more cost effective and not fill your side windows with fabric.

I am in the combo group. I would "build" a banquette out of IKEA kitchen upper kitchen cabinets spanning the entire wall (Pure design on HGTV does this often and if you view the canadian site it's much better to view), but place it along the wall that the garage door is on so it tucks into that space. You will have loads of extra deep storage. Also since banquettes create a smaller footprint in dining rooms you just might be able to place either a purchased buffet or you could create a wall length "buffet" out of fancier doored IKEA 30 x 12 inch upper cabinets and store all your office items and school books in that area so they are both accessible and hidden from view when you are ready to dine or just take a break.

I always wanted dark floors until I had them. They always looked dusty and every blemish showed. I would definately go with a medium leaning towards dark rather than just dark and a verigated wood grain rather than no grain to hide the dust and blemishes.

Also after the trend of dark for years I am now onto gray and weathered.

If you look at the cost of 13k over 25 years it's really only 1.42 a day and as someone mentioned a starbucks is roughly 4.00 a day or 36,500.00 over 25 years.

As someone with back problems I can attest being able to stand sit and walk pain free is important to me personally. I am not saying I would buy this bed but if you find something that can keep you healthy, you like, is eco friendly and if they pay a living wage to their employees then I would add this to my list of beds to investigate.

Also the only 2 pieces of furniture in my house that are not vintage are my bed and my couch so I am not a crazy consumer.

Love it! I converted a vintage sideboard for our media cabinet, and love the idea of using something antique/vintage to hide something modern. Having said that, ValHalla is right about the heat from your tv. We installed fans in the back of our piece for the components and I would assume you'd need to do something similar to vent the heat from your tv as well. Or dare I suggest drilling some venting holes that would be hidden by the tv.

And I like the idea Jalapeno had of replacing the glass with mirror or some vintage wallpaper inside the glass

I have my issues with Martha's infommerical format for her show and magazine these days, however I did try the paint and it's amazing. I usually use Benjamin Moore or Devine paint and these are totally in that league. Great viscosity, nice coverage, the colors have the same depth as more expensive paints, and they did not have any odor, I will definately be using these as my new paint.

I am a big fan of painting virtually anything, but not this. I agree I think it's teak and should not be painted. I sold a similar and smaller teak dresser on craigslist for 400.00 earlier this year, mine was solid and I have no idea if your piece is, but if you really want a painted piece and yours is solid teak, oil it sell it and buy something more worthy of paint, ie 1970's veneers.
