Oh, and that bathroom is awful. Hipster whimsy works in hipster places, not in a $20 million Pac Heights mansion.

LOL, EXACTLY! I was about to write how the last place I would want a heavy light fixture is over my bed due to earthquakes.

Why would you want to add to your electric bill, especially given that in many buildings radiant heat is effectively free? A correctly operated and maintained radiator system should last almost forever, operate completely silently (except for a slight hiss at startup), and never leak. If it's doing any of those things it needs maintenance which often costs less than a couple of hundred bucks per radiator. The trick is you can never turn them off when the system is running, if you do so, you trap water in the radiator which leads to problems.

sorry for all your hard work, but yup, as collen said, spray on some oven cleaner and it's gone.

Open shelving isn't the best idea in earthquake country. Nice to look at though.

Agreed and well said Carder. I also have never had anything MJ related.

The color is better but the chach-ki arrangement is only a bit better. Too much stuff is piled on top of the bookcase, mantle, and sideboard. It looks out of scale - and speaking of scale, although I like the coffee table, it's a little too small to fill the space.

I really don't like either with this table for reasons that have already been mentioned (love the table though). I would look for something that echoes the curves of the table, maybe in wood or another non-metal. You might try black Cherner chairs.

I also like the idea of pairing this with a more "traditional" contemporary chair.

Why is this so mysterious? Slap a decent picture up proportional to the space, done. I can't tell completely, but it seems as if chairs and other stuff on the ground would partially block traffic flow. The only one of these that appears to work is the mirror/table combo (the scarves look nice, but the coat rack has legs that appear to protrude just a bit too much).

Honeycomb shades with blackout lining from Smith&Noble that open from the top down and bottom up. They can fit any window and come in lots of colors including multiple whites. The top down feature is nice in that it helps to open up the ceiling by not defining the top of the window with a gathered up shade which is what happens when you open them the traditional way from the bottom up. It can also help to hide any undesirable elements on the bottom part of your view.

Like many others, I almost like the before better but probably would have made the same changes with the same budgetary constraints (assuming I had to keep the orange counter and other items retained).

Oops, forgot to mention that I'm in San Francisco, so maybe it's less dusty up here as it tends to be foggier/more moist?
