Don't judge Ojanet and Sazcuy! I used to avoid the stores because I didn't want to deal with the crowd. Starting three years ago, I began going to the mall on Black Friday. I was hooked when I found a great BR jacket for a third of the price. Now I look around to see if I can find any deals. I always manage to find at least one thing to give myself for Christmas. Sometimes I can find something for my mom, who is the same size as me.

1) Find a mortgage broker that will do it for free and eat the costs. I paid a buttload in closing costs with broker #1. With broker #2 I have refinanced over four times and never paid a dime.

2) Pay attention to age and architecture and the dark sides to such "charm." I bought a 1928 house with a turret roof which is notorious for water problems. Some of the electric circuits is knob and tube, and some insurance companies will not cover a house with that type of wiring.

3) Be an eagle eye for water problems (mold, paint peeling or discoloration, dry rot, efflorescence), because you may never be able to completely fix water problems, esp if your house is on a high water table or have a turret roof.

My home doesn't have a dark past in that sense, but it does in the sense that the previous owner hid a lot of problems about the house that couldn't have been found through a house inspection. In any home, you have the good and the bad, and you must live with both once you buy it. Luckily, you've been tipped off before your purchase. If it truly bothers you, don't buy it. Though maybe a sage burning and blessing by a respected elder would cancel out the bad vibe? Since it wasn't on the level of a murder, it wouldn't bother me. Death a natural cycle of life, and if you are both of good mental health, you'll be fine.

I had a similar situation, except my table is longer, and the chairs shorter in the back. I spray painted the chairs a muted light celery (the color of my walls), and orange. I also gave a finish shiny shellac coat. I think it looks pretty awesome.

I just had a landscaper come and do my backyard, and holy crap was it worth every single penny. It was expensive (4 grand for softscaping, irrigation and lighting) but man was my garden a loosing battle with weeds, excess concrete and raccoon poo. Also, the plants I had picked out was not gelling. I don't have a bad eye for stuff, but gardening a bit at a time is hard and takes a solid knowledge of plants and a solid long term plan. Now It's like I have a new room to hang out in.

Make sure the lighting draws your eyes down- makes a BIG difference, and put visually interesting things on the walls- framed pictures, plants, etc.

Keep the countertop (it would be too expensive to switch anyway with that budget)- looks custom made. Would paint the counters a medium tone- white would make the countertop pop too much. I think a neutral brown or green (think restoration hardware type colors) would be nice. Also open up some of the wall cabinets and make them into display cabinets to help made the space look less crowded. Definitely change the lighting, window treatment and the wall color. I can't really see the backsplash, but if you are handy with the tile, you could tile the backsplash and floor with something nicer and still be under budget. I like the ideas on the following links, though I they're probably not modern enough??

I think the stew idea for the vegan is a good idea (certain beans provide protein). Also for dessert, you could do a build your own sundae: ice cream, non-dairy ice cream, fruit, etc, etc. People can pick and choose.

Anything wrong with camping or a road trip?

Also remember to paint the wall behind the fireplace a similar/like color to the stone if you want that element to not stand out too much, and a contrast color if you want it to pop.

In regards to painting the trim- if you want clean and crisp white trim is best. If you want a comfortable, antique look, keep the dark brown. Honestly I think the dark trim kinda goes with the middle ages feel to the living room. So if you wanted to go all out, you could paint the place a rich darker color and put up lots of cool antique framed pictures and textiles to contrast it.

So many good recommendations.

I guess the reason why I'm looking for an alternative is:
a) I bought it in college and it looks outdated.
b) I'm 29 and 1/2.
c) My husband doesn't like it.
d) I'm not a big fan of rattan.
e) I don't like how it shifts all the time, and sometimes I fall off the pedestal.

Since it's rental, see if the landlord will do it. If not, don't sand. It's a pain in the ass to get through all the paint that way. If the wood is rotten it won't help much anyway. Just clean it and paint over it to make it look nicer. If you really want to do work, you can scrape off the loose paint before you paint then sand to smooth it out. Of course lead risks might make this sanding option a no go. If there are lots of cracks that allow heat/cold to come it or out (the more you scrape, the more cracks with appear), you might want to do some caulking.

I looked into those cabinets but wound up going to Sincere in Oakland where they have better quality cabinets from Craftmade. Though they were about twice as much, they were better constructed and had all the nice storage iotions I needed (lazy susan, fully extending drawers, spice rack, microwave shelf, etc). I also decided on white thermafoil (not wood) doors which I'm so happy I did. Creates a nice clean kitchen and is way easier to clean. ****In any case MAKE SURE to leave filler space around your oven if it's self cleaning- the heat will warp a lot of cabinet doors.

Definitely spend your money on a double sink, perhaps looking for one that doesn't jut out as much. That's going to be a pretty penny right there already. If you don't like ivory, then don't get an ivory sink just to match. A tub and toilet will prob be less expensive then the above mentioned cost, and can be replaced in the future if you dislike ivory. Hang some see-through-ee strings of capiz shells, or lil' latern balls, and then put some strings of lights in between. In the day, the window will light up the shells and lanterns, and at night, turn on the strings of lights. The little alley will become a light installation!
