Have renovated 38 small bathrooms in SF.... many with the same floor plan as yours. Your layout is about as good as it gets. The tub is in the best place for saving space. For resale and real life, don't take out the tub. I don't have kids, but use mine often to bath my dog, soak my feet and my guests love it.
You've already gotten some good tips from other AT folks but here are some more: install a vanity that hangs off the wall with drawers (Ikea or Vigo line) which will add space to tuck the waste can or a basket full of t.p. or towels. Across from your toilet, on the wall, add a train luggage rack from Restoration Hardware. They are worth every penny for the quality and how much they hold. The shelf will hold stacks of towels and the hooks are great for hanging towels in use, bathrobes, etc. A shelf over the doorway is good too.. keep it pretty shallow and paint it the same color as your walls so you don't feel like you're walking into a cave. Keep the color palette in the bathroom as monochromatic as you can with plenty of reflective surfaces: shiny chrome, mirrors, etc. Use a transparent or translucent shower curtain to keep the light flowing. Good use of natural light and light fixtures can really open up small spaces. Small is good, generally greener than larger rooms and easier to keep clean. Think of your bathroom as a jewel box!

P.S. learn to love the fact that a small bathroom means it can be cleaned much faster.

Great... I hate it when people think they automatically have to rip out old cabinets to reno their space. Frequently old cabinets are real wood and much better made than anything you can afford to buy now. Paint does a lot. Historically sheet linoleum was used on counters, usually with a chrome edge so sheet vinyl doesn't sound weird to me. For the price, it's a great idea. Enjoy! Your space looks great!

Bought a pricey Cuisinart toaster after doing a lot of research. One year into use, the spring on the arm broke... and repairing it was half the cost of replacing it!!! So I bought a small, EuroPro, toaster oven at Lowe's for about $40 and love it! I can do so much more with it... could almost go without a stove since it works so well.

I have a Kitchen Aid drawer dishwasher and had tried various soaps in it... all left weird residues and spotting. I just tried Mrs. Meyer's dishwasher soap and it is WONDERFUL! It's a whole new world of clean, spotless dishes! HOORAY!!!! Love these products!!!

LOVe the blend of old and new... not the typical gut and modernize remodel that way too many do. This remodel won't be dated in a few years! Whenever possible it is far more green to save whatever you can when doing a remodel and this is a good example. 5 stars!

Nothing is wrong with the current color! First rearrange your guitars and plants... I agree with ladybug's suggestions. If you still don't like what's going on, then paint it a spring green that works with the green in the rug.

5 stars for not over-renovating! So many others would've ripped everything out to sterilize the space into some trendy version of a loft or chain store showroom. This is a home you can restore your soul in... because it has soul. Small and simple renos are the best because they stay true to the architecture and are intrinsically enviro-friendly because you are reusing what's there. LOVE IT!

love Fantastico who have been in biz since 1961... they sell no-scent long lasting votives for the best prices in SF. It's always a fun trip... triggering memories of past parties and inspiring for future ones. Allow time to hunt around because every square foot of this store is packed with goodies. Big plus is there parking just out front! A true rarity in SF!!!

fyi, tankless hot water heaters are not necessarily better for the environment because they take a HUGE amount of electricity to generate hot water. some experts say that at best tankless vs. tank is a wash environmentally.... now if you have a major space problem that might be a good enough reason to go tankless. you should check with people who live with them... they are less than perfect in delivering hot water on demand.

love the craigslist find: dish cabinet with glass doors that you refinished.... but can't believe you only display 5 pieces in it... did you edit for the shoot? Sometimes photos make a home look like a showroom and I prefer to see the real thing. Hey, life is messy and we all have too much stuff...

Design Girl: wood cannot be powder coated. Powder coating by definition involves "powdering" an object and heat "curing" the object. Unless you're talking about something made out of MDF (I don't consider MDF wood) that you could care less about warping or ruining and you want to spend a ton of money, forget powder coating wood! See the Wiki definition of powder coating which explains the process...

Looks great. I have a similar unused door and besides putting a tall bookcase or armoire in front of it to hide it the only other idea I have is to remove it completely. Thanks for the peek!

Looks great! I have an used door too and besides covering it with a tall bookcase or removing it, I'm sort of stuck for ideas... this works so I'm going to try hanging art on it and see how it goes. Thanks for the peek.

Keep it clean. Dusty bubble wrap is a drag. Yep to Craigslist...a lot of small businesses looking to save $$$s look there. Ditto for styrofoam peanuts and moving boxes... this stuff is expensive to buy brand new and just adds to landfill.

If budget is so scarce, just use tablecloths for a while. Tablecloths are a great way to check out different colors in the room without a lot of investment. Cheap, cloth ones can be found at Ross, Marshalls, TJ Max, etc.
I wouldn't put a dime into those chairs. ebrown is right: fold 'em up and store for emergencies only. They are so uncomfortable that all the cushions in the world wouldn't help them! Saving on paint and supplies maybe you can spring for new chairs? Check out these options at the Big O...you can get 4 chairs for under $450 because Overstock only charges $2.95 for shipping and lots of time you don't pay tax because they come from out of state. There's a lot of choice... these were two styles I thought would be fun in your place. Enjoy!

Powder coating is great for SOLIDLY built metal furniture. by solidly, I mean all parts are welded together well. I once had a great antique metal display cabinet and took it to be powdered coated and it fell apart in the ovens. The powder coaters were good and experienced with all sorts of metal furniture so they were upset that this happened.
