Full disclosure - I can afford a $$$ sofa, but the last one I bought was an Ektorp sleeper from IKEA. I host people a lot and have 2 big, hairy dogs that sneak onto the sofa when I'm not looking, a cat with claws and a newborn with reflux. Even if the worst happens and I need to fully replace the cover, it's 50 bucks. I replaced a much more expensive sofa with the Ektorp. My style changed over the years, the expensive sofa just didn't fit my life anymore. Having a crazy expensive sofa stressed me out to no end. Having the same 'investment' piece for 20+ years, as in a formal living room, just doesn't fit most lifestyles nowadays. Should You Splurge or Save on a Sofa? The New York Times |

LOVE IT! I bought a slab of wood a few years ago and made it into a console table by just sanding it and putting on hairpin legs. Rustic isn't everyone's cup of tea (and said people seem compelled to chime in, stating as much), but I think it looks great, especially in your space. Add me to the chorus of "before, before, before". And it was one of a pair? You're killing me. I am painting a lamp base when I get around to it - but it's a cheap-o from West Elm... The Power Of Paint: My Lamp Before & After |

I had slate floors put in during a kitchen remodel, they look great but the contractor sucks and they're super-uneven. I splurged to have underfloor heating put in, but the tiles are so uneven that I can't walk on them with bare feet without muttering obscenities under my breath. I should have made them tear it out and hired a new contractor before having the new cabinets, counters and appliances put in... alas. What's Your Biggest Design Regret? |

Can someone please explain the 'need' for double sinks? I don't get it. Every home improvement/ house hunting show is the same - "we need double sinks!". Me and my better half are very busy people, but there's nothing I need a sink for that can't wait 5 minutes. Where to Save and Where to Splurge: Bathroom Style on A Budget |

NYC here - you don't need a broker. Just some leg-work (not even that much) and a good BS filter (that's key). I found 2 great apartments - one on a limited budget when I first arrived and another on a more generous budget a few years later - and this coming from another country (i.e. no US credit history, etc) and with 2 big dogs no less. One reason for not bothering with a broker is that there are very few 'deals' to be found - you're pretty much going to get what you pay for. Apartment Brokerage Fees: A Do or a Don't? |

Lovely items, though $450 for an old sponge holder is utterly absurd. You can probably pick these up at yard sales for a few bucks. A Nod to Old-School Classics Dream Bathroom |

Disclaimer - orange is my favorite color and grey + orange is my favorite combination. I'd embrace the orange as an accent color and bring it into other areas of your open space. It could be as simple as a bowl of oranges on the living room table if you're really non-committal on the orange. What Should I Do with These Crazy Orange Counters? Good Questions |

I totally agree re: granite. Maybe it can be honed after it's installed to soften it a bit (you'll have to seal it though)? At least then you won't have miles of shiny, hard granite. The Renter's Dilemma: Ugly, Ubiquitous Granite Countertops |
