Full disclosure - I can afford a $$$ sofa, but the last one I bought was an Ektorp sleeper from IKEA. I host people a lot and have 2 big, hairy dogs that sneak onto the sofa when I'm not looking, a cat with claws and a newborn with reflux. Even if the worst happens and I need to fully replace the cover, it's 50 bucks. I replaced a much more expensive sofa with the Ektorp. My style changed over the years, the expensive sofa just didn't fit my life anymore. Having a crazy expensive sofa stressed me out to no end. Having the same 'investment' piece for 20+ years, as in a formal living room, just doesn't fit most lifestyles nowadays.

LOVE IT! I bought a slab of wood a few years ago and made it into a console table by just sanding it and putting on hairpin legs. Rustic isn't everyone's cup of tea (and said people seem compelled to chime in, stating as much), but I think it looks great, especially in your space.

Add me to the chorus of "before, before, before". And it was one of a pair? You're killing me. I am painting a lamp base when I get around to it - but it's a cheap-o from West Elm...

I had slate floors put in during a kitchen remodel, they look great but the contractor sucks and they're super-uneven. I splurged to have underfloor heating put in, but the tiles are so uneven that I can't walk on them with bare feet without muttering obscenities under my breath. I should have made them tear it out and hired a new contractor before having the new cabinets, counters and appliances put in... alas.

Can someone please explain the 'need' for double sinks? I don't get it. Every home improvement/ house hunting show is the same - "we need double sinks!". Me and my better half are very busy people, but there's nothing I need a sink for that can't wait 5 minutes.

It doesn't sound like you need to design around your dogs so much as provide for them.

I have 2 big dogs (60 and 88 lbs, both very active) in a 700 sq ft Manhattan apartment. The key is (1) make sure they get enough exercise; and (2) obedience training. Dogs, especially big active ones, require sacrifice. I sacrifice sleep to get them to Central Park in the morning so they can romp off-leash for an hour, and another hour at night (CP is off-leash after 9pm); I sacrifice money to have a walker take them for an hour in the middle of the work day. I wouldn't trade them for the world.

A tired dog is a happy dog (and owner).

NYC here - you don't need a broker. Just some leg-work (not even that much) and a good BS filter (that's key). I found 2 great apartments - one on a limited budget when I first arrived and another on a more generous budget a few years later - and this coming from another country (i.e. no US credit history, etc) and with 2 big dogs no less. One reason for not bothering with a broker is that there are very few 'deals' to be found - you're pretty much going to get what you pay for.

Lovely items, though $450 for an old sponge holder is utterly absurd. You can probably pick these up at yard sales for a few bucks.

Disclaimer - orange is my favorite color and grey + orange is my favorite combination. I'd embrace the orange as an accent color and bring it into other areas of your open space. It could be as simple as a bowl of oranges on the living room table if you're really non-committal on the orange.

I totally agree re: granite. Maybe it can be honed after it's installed to soften it a bit (you'll have to seal it though)? At least then you won't have miles of shiny, hard granite.

I second the Furminator - I have 2 German Shepherds (*cough* German Shedders) and a long-haired cat in 700 square feet. BUT furminate in an outdoor area b/c sucking up the aftermath killed my dyson.

Great list - but I have 2 German Shepherd *cough* *Shedder* Dogs and must, MUST vacuum and brush them everyday or I'd be drowning in dog hair.

Original art, even if it's a hand-made mug. I can honestly say I've never regreted buying something handmade.

In don't know about this. I admire the skill and attention to detail but a sofa sitting out in the yard just gives off a hillbilly vibe.

Lurv!! Are the walls wood? Did you paint them or were they already painted when you got the place? I have a place in the catskills that all wood and I'm hesitant to paint, but seeing your light-filled home...

No window in the bathroom is a deal breaker.

An outlet in the floor was a deal maker when I bought my own place.
