My last landlord was really ideal. I went from renting out a separate apartment on the ground floor of his huge 1913 house to moving across the drive to the mother-in-law he had built to match on the property. Mark became such a good friend that last Christmas we hosted at my house and he and his teenaged son joined us.

What made him a good landlord were his reasonable expectations, his attention to detail in property maintenance, and his sincere desire to maintain a good relationship. I hope that he thinks of me as one of his best tenants. After 4 years, I only left as my m-i-l house was not large enough to accomodate two.

My boyfriend and I recently moved in together after both living alone for 5-plus years each. It's been an adjustment, and yes, it is easier when you love the other person, but I am oh so glad that we had the talk about expectations before the move-in. This included a list of who-does-what. We've evolved a bit from the list, but it gave us a reasonable baseline. Most needed for us were understanding and flesibility since we are both over 40 and quite set in our ways.

If I have overnighted, I strip the linens from the bed, fold the blankets, and make a nice stack so the room doesn't look like a hurricane. I will take the bedding to the laundry and, with host permission, usually start the wash before I leave.

I also like to leave a thank you card on the night stand, the follow that with a phone call a few days later.

I too, had a change in life a couple of years ago. Spent a couple of years in transition, and recently moved into a wonderful little apartment, alone for the first time in 15 years. It feels marvelous. And I was so freed up from what I refer to the "obligation to stuff". Simply put, like you, if I don't love it AND use it, it goes. It's so much easier to manage.
