Trust your gut. If it seems a little run down in the photo, chances are it's a disaster IRL. If the owner seems persnickety on the phone, they're a controlling nut who weeps about grass length in person (yes, that happened to me). The positive side of this is applies, too. I moved into a group house with a bunch of strangers from CL and no official lease. I've been living here a year, I love my roommates, and I like my house a lot. When I walked in, I knew, and when I met the women living here, I was sold. Not that it's smart to be living without a written lease -- something we've fixed since then. I think, beyond planning for the probable, an emergency savings account can help with the "I never imagined that would happen!". I'm in the DC area, so flood insurance might be worth the money (I'm a renter -- all I have is renter's insurance). But the chances that I have damage due to tornado or earthquake are minimal -- it wouls be silly to buy insurance for it. Am I the only person with terrible allergies? I'm allergic to trees, grass, mold, and a host of other things. Opening the windows and turning on a window fan isn't really an option for me if I'd like to breathe, and spending a lot of time outdoors means taking a shower as soon as I come home to wash off the allergens, anyway. Plus I'm really uncomfortable in the humid DC summers. I dunno... I'm looking at the end of my 12 month lease, and wishing to god we hadn't painted, and glad I don't care about my enormous-but-old-and-sort-of-ugly sectional sofa, so I can sell it if need be. And filling the nail holes in the last past genuinely ended in tears. It was bad. Also, I get those boxes out of the house ASAP... I store actual things under the bed (purses), under the couch (posters I've swapped out), etc. Boxes just take up space -- I list them on craigslist, free to anyone who will come take them away. I'm incredibly allergic to trees, grass, mold... basically, the outside. I try to open the windows at least occasionally, to get some fresh air moving through, but I'd really rather have the windows shut and the AC on with a decent filter. Also, I get hot really easily, so even with the AC on to what normal people consider "cool" (and what my little environmental souls can stomach), I still run the fan in my bedroom so I can sleep.
