I've had a Miele cutlery tray for 12 years. The cutlery tray was an adjustment at first, but I would never go back to a messy basket that lets cutlery bunch up. Once you get used to the tray, it is easy to load and unload. The Miele dishwasher runs so quiet, I can operate it overnight or even when I have company over. I agree that the gold or brass color can be more complimentary to many bathroom stones, marbles & tiles, but I just swapped out the cir 1989 cheap brass bath plumbing fixtures for good quality brushed nickel. The new fixtures match my home decor and, together with other minor changes, update a 22 yo bathroom to maybe make it look 5 yo. Gold and Brass Fixtures and Faucets: Promising or Passe? |

If you buy an area rug you like (which can be flor carpet tiles) you can always take it with you. I bought a rug to cover a stain on a large, nearly wall-to-wall carpet. Today, I still have the rug even though the old carpet has been replaced with hard wood. How to Spruce Up Rental's Carpet? Good Questions |

Those mirrored closet doors may open up the space, but they reflect the toilet. First, I would find a glass film to bring a non-permanent frosted appearance to those doors. Then, I would paint the room a soft grey to contrast the all white fixtures and tile. I would select a polyester white shower liner because it allows the bright vanity light to transfer to the shower area while allowing total privacy. I've lived 13 years in 547 sf with a stackable washer/dryer in the bathroom--it is convenient, but I also depend on a common laundry room in the basement. A few things: water, electric, venting and building approval. If you cannot vent to the outside, there are condenser dryers that take most of the moisture out of the exhaust. The exhaust is dry and clean, but obviously hot. The bathroom's standard venting accommodations should be sufficient for this type of dryer. The European machines (where stackable bathroom w/d's are more common) require 220 volt electric which is higher than standard American outlets. My Asko washer plugs into the dryer so only one 220 electric outlet is required. As for the water, most w/d's require hot and cold water sources and a drain. The Asko w/d only requires a cold water source (as it super heats for a hot wash cycle). Since your proposed space is between a shower and a vanity sink, the water source and drain may not be an issue, but the building may need to decide whether it will allow a w/d. The soapy effluent can back up in older buildings not designed for the machines. How To Install Stackable Washer & Dryer? Good Questions |

I agree that a murphy bed is usually for spaces less than 400 sf. But if it's a couple with a dog and they entertain, a murphy bed gives you more access to the space. Space Saver: The Hideaway Bed with a Twist |

I lived with $40 IKEA curtains for ten years when my closet doors broke. First I identified a style of replacement door I wanted (custom glass Italian doors) but those were too expensive. I got IKEA curtains. I waited three years then found The Sliding Door Co which offered a similar look to the Italian doors at a cheaper price. The problem was that the Sliding Door Co would install a guide rail on the floor and I hated my parquet floors (that looked like the ones in your picture). Eventually, when engineered wood flooring got better with a thicker layer and micro bevel, I replaced the parquet floors. It was a hassle for a couple of weeks, including movers, but once the floors were done, I immediately called The Sliding Door Co and ordered the closet doors, and a matching bathroom swing door. The doors turned out so well, I'm now getting an additional swing door to match. My bottom line suggestion is to shop for your dream home features, and if you cannot afford what you want, at least find what you need and take comfort that what you want may become more reasonable or available over time. The layout is fairly straightforward. The bed goes in the alcove, the dining table nestles between the bath and the kitchen. The sofa should float along the windows facing the tv on the long entry wall. This space looks like it can handle a standard sized sofa or even a compact sectional. I bought this bed 13 years ago at Crate & Barrel for about $300. It was a very popular item for years due to the price point and was discontinued in the early 00s. It is extremely sturdy. Similar beds go for twice the price today. I've seen articles written about dressing this bed up with upholstery on the headboard, footboard and bed skirt areas but it's simple and clean as is. I agree with onexnwyrkr. Why not live there a while first? In my first place, I didn't change much accept the backsplash. In my scond home, I've changed a lot all over the apartment to suit my taste, but I waited 11 years before making most of the choices. It is amazing how you learn to live with or even like some preexisting features. I thought my similar-style pass-through was going to be one feature to change (either by closing it off or making it more vertical--more like a window) but in the end, the budget for renovations put priorities on other features and the pass-through remains. That first kitchen is so 1968 "flower power" fabulous. My mom's kitchen of that era had walnut cabinets (she still has them, they're painted white). She never went for the full style back then. designgirl5000, for a NYC appliance store with very competitive prices and delivery terms, try RCI Discount Appliance at Broadway/98th St on the UWS. Everyone says that Gringer & Sons is the best in NYC, but if you are buying only a few appliances at a time, you'll get better customer service and prices at RCI. I've bought at Gringer's, Best Buy, PC Richards and RCI. My best experience and value has been RCI. Their showroom is extremely small but they will order anything and have great product knowledge. if you tell them what you like and what your budget is, they make excellent suggestions.
