I would do what Lisa-C said about re-doing the fabric.

Sealing the metal with a marine varnish is super durable. It is a little expensive but you never have to worry about rust with ANY weather. It's not too cheap, but it lasts forever and you have to buy it at boating stores or online. They have it for metal as well as wood.

I have microfiber only (oh, i should have put that in caps) ONLY because I have a dog, two kids, their friends, lots of traffic, etc. It really is easy to clean, very easy. You just swipe it with a damp rag and VOILA, gone! But I never thought I see the day, when I saw that stuff first hit the market, dream of me buying it. But I did overlook the leather because of my noted situation (tears, scratches, pen marks, whatever would make my blood boil) and caved. Everyone in the house seems to love it and it is stone colored and looks clean and beautiful!

When my PB barn couch gives out... I'm so back to Leather! I love it!

Wow.... my family has hit every bad habit. Kids (said in an absolutely endearing *ha* way) leave the entertainment center open after playing games or watching videos... Boy/Husband has a difficult time understanding what is recycles and not, even though I've gone to the extremes of putting up the pictures that the Waste Co. gives you.... Clutter, that would be my girl wonder... and too much stuff, uhhh, probably me. I love to shop. Covered all bases. Guess I'm not AT material after all.

Very inviting! I love your raised planters... do you put a lot of edibles in there? Also love the circle pattern you did with the bricks in your sitting area, it gives it a nice definition.

Okay, I live in the "burbs"... It's not so quiet. It is during the winter months, but in the summer everyone bbq's and has parties. In fact, the neighbor behind us all summer long has bbq parties (ironically was my daughters homeroom teacher this last year.) and they play loud music, laugh and basically have fun. On the other side they play music. We have a pool and probably they hear a lot of splashing around on hot nights. The loud music makes it hard to sleep sometimes but the fact is, it is summer, they are having fun and are not trying to harm anyone. It's life!

Over a year ago I lived in a very isolated home that was very large on a big chunk of property and we never knew the neighbors... it was eerily silent. It was a little creepy around this place. No one made friends with each other. I'll take the noise. I like life!

However, I don't like it when people smoke outside... I don't have air-conditioning and it is a must in our home to keep the windows open. THAT I agree is horrible.

I'm short and have a tendency to hang things much lower... sometimes I have the dilemma of staring at my pictures after they are hung... wondering if the picture is too small, do I need more or is it too low, too big, wrong frames... I will have to try some of the tips in the post to see if they help.
