The Millionaire's Guide to Kitchen & Bath Renovation

I have a client who bought that Toto toilet.

The lid raises as you walk up to it.
There's heat, music, air, water -- it's the first time I've had to use my electrician to install a toilet.

In 10 years, Stainless steel appliances will look soooo turn-of-the-century.
White will still look good.

(... Recall the avocado appliances of the 70's?)

In a small kitchen with white cabinets, I would argue that white appliances look much better because they don't break up the visual flow.

They blend in perfectly and give an overall seamless look which is great for small modern spaces.

I refuse to give into the marketing that tells us that stainless steel is high-end, and white is cheap. How in any way does stainless steel function better than white?
It's simply more expensive just so people can have a reason to throw out white appliances and feel good about needless consumption.

I am a full-time designer and I am familiar with the financial challenges of kitchen renovations.
Investing in functional cabinetry, a good sink and faucet, quality countertops that don't melt or chip-- these are all sensible places to put your renovation dollars. But when homeowners have to come up with 10 grand for new appliances just because white isn't "high-end"? It makes you wonder who sets the rules.

I love wallpaper in a little powder room, but when there's the humidity from a shower, I'm dubious. A commercial-grade vinyl wallpaper would be fine, but most residential grade papers will show problems in a couple years.
Though more costly, I'd rather get bold pattern from a tile design or artwork than from wallpaper.

"Still, I think it is time for everyone to stop with word art. It's depressing that we need instructions in each room".

-- ha! exactly what I was thinking.

Looking closely, I can tell the home is a builder-boring suburban mcMansion
-- but you've injected charm and whimsy and loads of character! Very impressive work.

I saw the photo and thought "wow, I love that funky bookcase, it kinda looks like stairs".
Then I read further.
And was blown away.

Instant winner.

Yes, that effect happens when the photo is taken too dark (underexposed) and then the shadow/highlight command in photoshop was used too much. (aka the "shadows" in iPhoto).
The darker areas have a lot of digital noise and color problems.

I suggest using a tripod, and take the photos brighter to begin with. Less editing is good.
If you're a real estate agent, investing in a tripod and a decent camera is solid idea.

I digress.

Love this apartment!
Bathroom and kitchen are making me swoon.
I even love the colors and everything you've added.

The only thing I'd change is adding a living room area in the bedroom, and pull the table out from the wall. Looks like there's room for it.

wow - thanks for the comments, everyone.

Yeah, I'm one of those annoying people that has to brag about the bargains I find whether it be shoes or tuition. it's a curse.

This place is so cheap because it's in a neighborhood that has a really bad reputation. (but amazing ethnic restaurants!)

…for you curious locals, that would be near Ellice at Maryland. Never a dull moment.

The barstools in the kitchen are on sale from the automotive dept of canadian tire.
The cream barstools are vintage from Hoopers.

The lamp is thrifted from mcc, then painted. the shade is heavy chrome art paper that I added.

lol @danikaleighdain: you must be from Toronto. yeah, we're like your younger sibling who lives in your shadow but got all the personality. ;)

I do like this, but I don't think you have the best layout with the space that you have.
Closing off that passage to the kitchen seems to be a bit odd.
And that shelf looks awkward in the doorway.

Also, why did you choose to curtain off your dining table/counter into your foyer? Confused.

Love the red and blue, and the sleeper sofa idea.

Finally! A winner.

This contest is about elegantly and creatively redesigning a small space, right? Well here it is.

The kitchen is the perfect size for any home.
Not too big, not too small.

I would add a dining table behind the couch area if I were you. Cause this place is too gorgeous not to have dinner parties.

Love the custom glass integrated with the storage.
Genius!

I still believe that 900 sqft is not small for one person, goodness sake to have a spare bedroom!

I agree about the fireplace feature wall.
The fireplace looks squished in the middle, and it always bugs me when the cabinets block a part of the window.. but I'm probably being a bit anal here, because this place is very well done.
Great job, nice colors.

Love the space.
But for your own sakes get a couch!

Photo in question is just trying too hard in my opinion, and i don't mean constipation.

The bathroom shows pocket doors in the floor plan and in photo 4, so it's not actually open as some said earlier.
