regarding the over-mulch--yes! mulch wide like a donut with a hole in the middle, keeping the mulch at least 3" away from the trunk. the mulch piles against the trunk, and the microorganisms breaking it down don't know the difference between live and dead tree. so they rot it all! also the moisture, etc, can prevent water and nutrients from travelling between the roots and the leaves, and vice versa. The vascular structures that do this are just under the layers of bark.

I am trying to recall what I wanted and what I gave up...

WANTED:
3 bedrooms
finished/nice kitchen
bathroom with storage
outdoor space
woodwork/character
hardwood floors
recent roof, furnace, electrical, etc
good location for walking/biking

GAVE UP
finished/nice kitchen (it's good enough but something i will need to fix up soon)
bathroom storage (my bathroom is the oddest narrow room and also needs updating)
up to date electrical (tax refund paid for new wiring that year)
1 bedroom--no extra guest room but guests don't mind!

HAVE
amazing woodwork in pristine condition
hardwood floors
INCREDIBLY AFFORDABLE
great location, can walk to work
a porch and a side yard!
newish roof and furnace

a place i adore, and that could easily be even better if i spent the time and a bit of money on it. it has only been 3 years. :)

I live in PITTSBURGH and work for a non profit. I bought a house 3 years ago, and it wasn't even a fixer upper. It has a yard, is about 1200 sq feet of house, and is 100 years old. I will probably never make 50K and I am single--I bought the house myself. My mortgage is less than my rent would be, and I have a roommate, which makes it even cheaper. Pittsburgh is an incredible place for a DIY youngish person (or a retired person who wants a small city life!) and I heartily encourage anyone to consider moving here!

Pittsburgh and other "rust belt" cities will have what you are looking for--affordability and space to grow! You can even acquire city-owned vacant lots next to your home for very cheap in my city. I knew that I could never afford a home in another place, and Pittsburgh loves new ideas and new people. So I;d say, come on over here for a visit, and see if you like it! :)

the jeni's book is freaking awesome. i find her sugar ratio to be too sweet, but otherwise, an incredible ice cream book. love her. i can make 3 pints of $10 jenis now from $5 worth of milk and cream!

ash trees will be extinct in a few years if the ash borer isn't stopped (an invasive pest from asia that has no known predators in north america that has killed millions of trees throughout the midwest) so you can also consider the slab that was rubbed with oil and sanded by a human to be a fossil of sorts.

lately one of my favorite bar tenders pointed out that one nearby bar has chartreuse and doesn't really charge appropriately for it. i drink chartreuse and soda all the time now, because they sell it cheap!

you could potentially have a worm composting bin under a kitchen counter and it would be smell free and would compost "on demand". I dont think that is what you see here, but I have seen examples of it elsewhere.

Since so many people buy juicers and don't use them, scope out craigslist. I bought a juicer for $50 and i still use it quite often, and have 'juice parties'. leftover CSA veggies? juice em. I am really glad I have it!

There are yurts available in nearly every state park in the country (US that is). It is cheap and awesome--I stayed in one on the Oregon coast that had a skylight, room for 5 people, an electric heater, a deck for cooking with a wee stove, and was a 5 minute walk from the ocean! it was the best little camping trip, and very plush. you have to RSVP one ahead of time though, they are completely booked during the summers.

I have these in the US, or at least, I have the divided up panes that swing in, and I adore them. They are a good portion of the reason I bought my house. I have little square ones and long 3-windowed sets.

So far I have had no problem with them staying open, my hinges seem to allow it pretty easily (I'm sure some 4d-40 would solve that but I like how they are now). The hardest part for me is finding window treatments. I actually had it as a "good question" on here before... the little teeny square ones I may eventually make roman blinds for, and the large 3-panel one, will probably remain 'naked'.

i love these windows though. completely charming. lucky you! :)
