a/t really should stop posting these; in NYC and most areas with modern fire & building codes, sleeping in rooms without windows is unsafe and ILLEGAL. light, air, safety, and sanitation are basics. please do not stuff your little people in closets and think it is normal.

floor plan! thank you. looks like a MCM or aussie/kiwi ranch design that never worked originally. idea of switching LR & BR works, moving new BR door to face bath & erecting wall to L to create smaller hall (keeping private section away from public section), IF one is careful not to remove any structural columns in demolition & if one does not mind bath window looking into more official family room. consider second door from new LR to sunporch/family room.

those cabinets are the nicest part of that kitchen, tho' pantry should be L of a thinner fridge instead. good scrub may lighten cabs a bit. when removing squiggle, poke small hole to see if ceiling continues under soffit; if so, remove soffit & smooth ceiling. paint above cabs or soffit a colour to match cabs or whitish floor tile so eye moves past easily. big black fridge goes onto craigslist in favour of energy* silver (french door?) fridge & pay for counter depth, can use later. remove two shelves over table area & that might be only area of bright colour, to pull eye away from cab walls. orange floor must have been on sale.

zones & points of use. multi-purpose furniture, go modular, go vertical. in one bookshelf, each can have its own shelf or two. balance chaos w containment (random, changing posts fill one corkboard, group like implements in jars). palette for all, not too many colours. three makes a collection, usually grouped together; for 2-d art, frame similarly.

least: remove window boxes on second fl, replace decrepit second fl access w/ traditional that has roof (not glass) look & muntins but energy efficient, any bright colour front door, two handrails so stairs look sturdy, redo & center concrete walk w/ grass/flower strip each side, pull weeds from brick, steel brush & paint stairs & all trim (existing colours ok, stay neutral except door), replace mailbox w nicer or slot.
more: restore traditional porch & replace original front windows w traditional but energy efficient, correct for sag in balcony floor, add charming seats to porch, power wash & stain shingles, restore to unified look close to original year built except probably cannot remove valuable parking pad, so make into brick wheel strips w a lot more grass or character between.

this looks like most people's after & looks like it matches window (age of house), except we have not worked in it. liking 'salvage & re-use as much as possible.' slate can be used outside, but is porous, so using angled as shingles v using flat as table may yield different lifespan; at least, cover w plastic when not in use & all winter. custom cover is less expensive than replacing piece.

was hoping for a u.s. postage stamp museum.

were it just the stone, that would be the bother, but it seems that other change has been done, what would be called a "remuddling." house needs beefy posts to hold up its porch roof, is that bay replaced? what is going on w third floor dormer? roof looks cheap. investing in painting the stone, particularly when it is not property for long-term ownership & stone already matches next door, may not be best use of resources.

supposed gender or not, the new fabric & colours seem to match the style of the frame better than the original, nice to see the light wood kept. consider returning or replacing the pink rubber strips, as they are to save the nice wooden floors.
