Then there's hairballs. Why do pet food companies put dyes in their pet food?? Don't they realize that occasionally pet do barf up. So what happens, you've got a nasty stain mark on the landlords carpeting. Which you usually do not find until the next morning.

NO MORE DYES in Pet food, it's NOT good for the pet or carpeting or furniture.

"Less is more" Take everything outta your space. Then put back JUST the necessities. The rest is useless clutter.

Photo's are the first enticement. If you want great photo's... take them yourself. No one can do a better job than YOU in displaying YOUR place. Don't be afraid to get on the floor to capture an interesting ceiling or staircase, take various angle pictures. Zoom in on details, character points, and use a white board to get better lighting on the room features.

Century old house rehabs have plenty of horror stories. Especially trying to strip off 100 years of paint on lovely detailed wood and plaster molding. The old tube & wire electric, ceramic plumbing and rotten floorboard to name a few.

Think three times before starting it, do you have the money, energy, and have NO deadlines to meet.

Investment, meshment, people are in bondage to their STUFF. Who wants to look at the same old pieces for eternity. Gimme shabby chic any day. A treasure trove can be found in your pricey neighborhoods, (who get bored with their stuff). What I don't like in my space it will end up in charity the next day.

Spend time getting to know your neighbors... maybe they arin't so weird after all.

Contact a local town/village/community and ask if they plan on having a town-wide yard sale. My town does at least every other month and prints out a list of the addresses of those who are selling their items.

Also check craigslist for yard sales/garage sales/moving sales.

A hundred year old victorian we previously owned was occasionally visited by a past dweller which walked the creaky floors at night. Previous tenants claimed that the night visitor was a friendly sort that kept to itself. One night while doing some late renovating we heard the dubious footsteps ourselves.
To this day the creaking of wood floorboards reminds us of that night visitor of that old house.
