I endured a similar situation with my first apartment post undergrad (and off the parental payroll).

My best friend and I both slept in the bedroom with full size futons that we brought with us from our school apartment days. We had a pullout couch for overnight guests and otherwise, which wasn't often as our entire place was about 450 sqft. Leaving the living/kitchen area to be just that.

And 18 yrs later we are still best friends with great/fond stories about how ridiculous it was. Ugh, now I feel old...

Once we hit the other side of 35 we started saying (politely) no to overnight guests, and instead host a brunch and/or cocktails during their stay. And no one seems to mind, at least that we know of.

Wow, impressive both in total cost and the fact you guys did it yourselves. Thanks for sharing.

What a great use of space, the perfect blend of design and function. Always admire folks that incorporate convertible furniture used on a daily basis.

Design the layout as if it were a hotel room rather than apartment...as others have already suggested try using your couch as the divider between sleep and living areas. Studies show that using your bed for anything other than sleep and sex can impact your sleeping habits.
