I would do without a dishwasher before I'd give up a washer/dryer.
Despite the claims of the dishwasher manufacture I pretty much wash the dishes before using the dishwasher. I think the money spent on my own units is worth it. If I didn't have one I think the places that wash and fold by the pound would be my next choice. Laundrymats just aren't that attractive to be hanging around.

I love the fridge!

We looked at a house with those 80s cupboards last fall. They'd taken the oak trim and painted a flat gray that pretended to be stainless steel colored. It was was nice looking. I wouldn't have known that's what they did if the realtor hadn't told me.

Your house can not be too clean. A dirty house just begs the buyer to look a little closer and see what else isn't working right.

Also - don't think you can fool me with the decorating improvements from Home Depot or Pier One. We looked at houses last fall and I swear, I could spot the Home Depot backsplash tiles and the Pier One color scheme the moment I walked into the room.

The spruce-up pillows and new towels were tolerable, but the Home Depot upgrades just made me think about how I was going to tear it out.

If you aren't going to do something really well just show me a clean house painted white that I can move into.

I agree that hanging onto old working appliances and spending the money on building changes is a reasonable budget move. You can always buy new appliances later.

I hope this couple consulted with a kitchen design references. As someone who cooks a lot I can see design flaws in the new plan. The current island is not perfect, but it keeps the fridge/cooktop and sink close together in a classic workspace arrangement. I would try to keep my sink close to my stove/fridge.

I'd also reconsider the cooktop right next to the fridge. If you are digging stuff out of the fridge it's nice to have at least 24 inches of countertop next to a fridge so you can use the area to pour or load/unload as you pull things out. With cooktop right there the surface next to the fridge will possibly be hot.

Think about children pouring themselves milk. If the surface to too far from the fridge there will be spills all over, or milk left out. If you put a table in the middle of the kitchen then you've blocked the path to the sink.

I suspect the difficult shape of the space is why it has the current not great layout. I wouldn't re-do it and settle for a another not ideal layout.

The other side of memorializing with a few cherished items is what to do when and entire household of things descends upon you after the death of a loved one. You want them as part of your household, sometimes it's a huge help to get furniture or china, but there are problems. Desks that don't work with laptops, dishes with not enough place settings, boxes and boxes of photographs. That is a challenge!

I'm very pleased with my GE Cafe Dual-Fuel stove. The gas burners work very nicely. The power-burner heats quickly, the simmer burner will hold slight heat flawlessely. I enjoy the center griddle very much, it toasts and grills turning plain sandwiches into something tasty.

The electric oven has a convection option that bakes evenly. The built-in probe is easy to use and seems to work as shown!

That said, the Cafe side-by-side counter depth fridge I bought with it has not preformed well. I wish I hadn't been so involved in the idea that the appliances all "match" and had bought a cheap fridge that probably would have worked just fine!

We recently bought a house with similarly colored cupboards. The walls are painted a dark accent purple. I think go with a dark color that will compliment the dark cupboards. Clean the cupboards and buff them up a bit so they have a rich deep color. Over time sometimes they get a dull surface. I would not paint the long wall with the windows, just the L-shaped walls that kitchen sits in. It will set that area off from the rest of the room and let you decorate the living area however you choose.

I second and third the suggestion to wash the walls with TSP. You can buy it at the paint store. Paint will streak and not look good if you put it on walls with grease.

Painting cupboards is a LOT of work. You're lucky the landlord has ruled that out!

Two food thoughts:

1) don't serve something you haven't cooked before, unless you're serving carry-out. Unexpected cooking problems are stressful.

2) Plan your menu, then simplify. It's a lot to get the place cleaned-up, the shopping done, the table set AND prepare a complicated meal. Spend your time cleaning up and setting a lovely table and let the food be easy.

The GRUNDTAL rail has so many neat add-ons. I put it in my bathroom with the hanging flowerpots. The pots are easy to pull in and out of their rings so things you need to use can be on the counter and then poof -- not seen when put away in their hanger. The rail with the hooks will hang small pictures and their easy to change.

Very nice!

They had some advantages. If you look at the before photo, there was grass growing. The problem backyards I've dealt with are dark and shaded such that even if you dug everything up and re-planted the new stuff won't grow either.

Anything I buy already prepared or frozen that would otherwise rot in the bottom of my fridge is NOT an indulgence. Personally I prefer frozen butternut squash over the fresh cubed variety. The cut-up fresh variety goes bad way too fast.

At the grocery store luxury is one big IT DEPENDS. I don't mind peeling grapefruit and fresh taste so much better to me than those plastic jar ones, I'd consider their purchase a waste of money.

Are you measuring your portions? It's one thing to guestimate what you're taking in, another to be measuring accurately. When you get into your 50s your metabolism slows and you have to be careful.

Unless you are hooked up to a heart rate monitor and the thing that measures you breath I think it's useless to estimate exercise calories. If you are subtracting those off what you're logging and calling that 1200 calories a day I would suggest that you quit substracting exercise calories from your daily totals. Just focus on what is going into your mouth.

Exercise because you feel better, not to lose weight.

Beyond getting really honest about what you're eating, try shifting your mix to more protein. Carbs attract water. More protein may help you slim down.

I was surprised the buyers ever thought they'd be able to tear the house down. Did they miss that it was a FLW?

That said, not every interesting house is wonderful or worthy of preservation. I'm not in favor of preservationists going after every interesting or unique property or being overly rigid about what you can do with them. At some point houses need to come into the modern world.

My grocery gives a nickle credit for each re-useable bag. Whole Foods will donate a nickle to a charity. Not every retailer does but the bigs ones will.
