I agree with tara: get a sublet and look for yourself. I also (somewhat) disagree with bepsf (which is rare...): it's totally possible to move here without a firm job offer, but have an exit strategy. When I moved here 7 years ago, I had $5k saved which was enough for rent and living expenses for about 3 months. I had no job and no friends but I was determined to make it work, and I knew that if it didn't, I'd just pack my car and move again to somewhere cheaper. I worked a few odd jobs while looking for something permanent and was on my feet within the first two months. It can be done. What's The Best Neighborhood To Live In San Francisco? Good Questions |

Yes, it's definitely a problem. Use high quality paint in a glossier finish, which is easier to clean. When I had a white fireplace, I actually used floor paint so it would be really durable. And I invested in one of those steam cleaner wands to get the crevices. Is Soot A Problem On White Painted Fireplaces? Good Questions |

Your ceiling looks a little low for pendant lamps. I'd do two dome ceiling fixtures (agree with the others on having these hard wired) on a dimmer for overall ambient lighting on either end of the room, then add in floor and table lamps to brighten the spaces where you'll read, etc. Suggestions For Living Room Light Fixture? Found the perfect pillow cases at Pier 1 (shocking, right??) but the pillows inside were super cheap and awful. Easy to switch out a different filler and now we're in love. Searching for the Perfect Throw Pillows |

I listen to podcasts while I clean. I find that a good, engrossing episode of This American Life makes an hour of cleaning fly by. The podcasts are so much more distracting than music, so I'm not actually able to think things like: "why don't we just have a cleaning lady?" or "how is it possible that a shower could accumulate this much soap scum in a month?" This makes me miss my cute little studio so much! You've done a great job with the space, and I think eliminating the closet (provided your other closet has ample space for your hanging clothes) makes perfect sense. I can see how it would be pretty impossible to position all of the furniture you have if you also had to worry about accessing that closet. Well played.
