Hey! I live in Irvington, too! Small world. Great taste and always fun to see a Portland home shown on AT!

We are homeowners, with Allstate, and were able to increase our coverage to include an umbrella type piece for Jewelry... where we're covered up to $XX,XXX for Jewelry, with each piece valued at a max of $X,XXX (I forget the specifics). The only piece not within the range was my wedding band/engagement ring because they are fused together and are considered "one" piece, although they were once two. This piece is scheduled separately. It was cheaper to do the "umbrella" and not schedule items specifically as a lot of them are heirloom/family pieces. However, in addition, we did have things appraised so we would be covered and have them documented. Seems like overkill - but here's why - We recently had our house broken into in broad daylight, on a weekend. The robber had ALL my jewelry and we weren't properly covered. THANKFULLY, my husband got home and chased the guy, who dropped everything while running and we got it all back. Which made us review our homeowner's policy and find out about the additional coverage. Also, I was stupid and didn't have it in the safety deposit box... talk about timing.

We also have all white plates, platters, mugs, bowls, etc. so that they always match and can be used for anything! Cloth napkins, candles, chargers, and antique china from family add color to our table settings and when hosting large parties you can use white plates for serving dishes, etc. It's endless! If I had found 160 plates for cheap, I would have purchased them, too!

we have a urban house in portland, oregon - where we have no closet on the first floor to tuck a stroller away. So we keep our nice umbrella stroller indoors in the entry way and then the jogger is chained to the front porch... since it rains a lot, it's not much fun to have a wet stroller in the house. The porch keeps it dry. We don't have a garage to keep it in.

It's a balance... we live next to the people that used to live in our house. Which we thought was okay when we first moved in. Except they can't stand that we have changed things (the entire house was run to the ground, literally) and turns out they have all these rules that they think we should abide to (like where to park on the street)... we also share a driveway and own half of the garage with them. She's knocked on our front door before during a dinner party to ask our guests to move their cars so she could park in front of her house (it's a public street!). She gardens all day long and recently I found our large poppies to all have been clipped off one day, on the side of the house that faces theirs... not along the street so someone had to have been in the driveway (coincidence?) and the other night we heard someone pee'ing on the side of the house, it was the same neighbors, the man pee'ing from their back door onto our property. SERIOUSLY?! At what point do you stop being polite and get frank with them?

this is BAD!!! this is not an electrical conduit, it is a sprinkler line (look at the sprink head just on the left side!) if anyone breaks this or hits the head, the entire building will be VERY UPSET (and wet)!! It's not rated for a human load.

i took a class that required us to bring MEEB to every lecture. they gave us pop quizes on content in the book, specific enough that you needed the book for reference! i wrapped the book in an A&F shopping bag so i had handles and could carry it like a bag instead of trying to fit it in my backpack
