What if you took the door off the 10 x 11 bedroom made that the hallway with the closet in the hallway. It would be approximately the same square footage as the attic room without the angled ceilings. That way you wouldn't have to reroute the electric.

Assuming that you park vehicles in the garage, I would leave the room above the garage as a hobby room. I don't think it's safe to have someone sleeping over a garage on a regular basis. I also hope that you have a carbon monoxide detector in that room. I agree with the previous comments of removing the closets of the smaller bedrooms and making that a hallway into the master bedroom. You might be able to make that small room off the garage by the patio into a closet for the 11'9 x 8' bedroom. I wouldn't put a dining table in the living room. I would go with a square/rectangular shape table (depending on how many people you seat on a regular basis) in the same area as your oval one. I would also get a garbage can that goes in the cabinet under the kitchen sink to give you a little more space.

I am not an expert on any photo editing but i think something like this would look nice:

I would also outline the inside of some of the drawer details in white but couldn't do it and make it look good on the paint program I was using. Good luck

You really have many different options to go with for that space. You could always do something like the IKEA PS which is basically a nice looking locker, or you can do something like the Lerberg which is more open than the expedit. You may also want to do something like the melltorp which is a small sideboard. Whatever you choose please let us know!

I would paint the cabinets white. It would open up the room and make it look cleaner. The landlord would most likely be agreeable to a white versus a color. You could always add color with curtains, pictures, etc.

I am with Sherrybin in believing people should be themselves and live as they live. If you are really a slob, I will atleast know what I am getting myself into.

I do however think that its really nice to have a fridge with things I can eat & drink. That's part of being a good host. Nothing crazy just a better selection than beer or tap water.

I have always wanted one of these. Every time I go into Pier One I sit in one for a brief period. It seems to be comfortable for that short time. However, I can see how it might be hard to get out of after sitting for an extended period. I will probably buy one off of Craigslist for a reduced price and replace the cushion with a new one (gets rid of the cootie factor). After I have one, I probably won't want one anymore and it will be turned into an elevated dog bed. In the end I won't have to fight my dog for the couch.

I wonder if they will be on sale after Christmas. I bought my fake tree in January at 75% off. When I brought it home I assembled it and plugged it in just to make sure it worked and put it away for this Christmas.

I usually have a couple standby gifts available for those "just in case" times. It was something my mother did for years. I always make sure it is something that I will enjoy so that if I don't give it away I can use it myself. Some of my usual standbys are a body wash/lotion set, a gift card to a coed clothing store, a bottle of consumable alcohol, and or a fancy picture frame. I usually try to get something for a child also. I was given a gift once by someone at work with nothing to give in return and though I agree with Sherry it still makes you feel crappy. Lesson learned ~ extra gifts on standby!

If it were my place, I would get a couple of old windows lean them against the wall on the shelf on either side of the existing window. I agree with the ideas to even out the lighting. I would also get some nice low maintenance plants (maybe even silk) to add some color. I think I would paint it a pale blue.
