I've rent a lot of my apartments to people and I'd say that most people don't have a good sense of scale, so adding some furniture is good to show that a couch, a bed, a dining table fit. I once had one apartment that had an odd extra room that you had to walk through the bedroom to reach - people kept asking "What would I do with this space?"

I've also looked at a lot of investment properties, which are never really staged (though sometimes an agent will just try to show you the one apartment without problems or collectors.

The biggest thing that I found to best turn over multifamilies was to get any hoarders to live elsewhere.....

Good score. I have something similar in my bay window and I got these light-boned iron chairs with leather drum skin stye seats and it looks great. You'd get a similar look with the campaign style chair (good pick!). I agree that there's something about the weight and line of the ikea chair that wouldn't complement as well

I, too, thought shoe organizer. Very cute. I wonder about the longevity. One of my umbrella covers got burnt to tatters by the sun over just one summer.

The first apartment I ever bought was in this great Deco building. I knew I was going to take up the wall to wall carpeting that covered the nice parquet floors. Well I moved in without a bed or very much other furniture, so the next few days I kept exacto knifing up as much carpet as I could fit into the building's little trash room. At the end of four evenings I ended up with a cot sized rectangle where I'd put my pile of quits and duvets to sleep...

The floor with the carpet was in perfect condition, not so much the foyer area. Well I had no money to rent power tools, so I ended up refinishing the foyer floor with a sanding block..

Behr Paint must have improved a lot since I used it. I had to put down about 5 coats to get the coverage needed and I was doing a brighter white over off white. Every night for a whole week I kept having to repaint the room.

There are some technical inaccuracies in the quiz. For example, all houses need to have footings placed below the frost line, not just those in the north. The frost line just happens to be lower the further north one goes. There are plenty of older buildings with cellars throughout the south, though shore areas with high water tables or mountainous regions with high organic matter in the soil substrate or even places with a lot of clayey soil don't lent themselves to conventional perimeter footings.

My parent always let the five us us climb on the roofs and jump off or scale up the interior hallway like Spider Man. My Mom thought we knew our physical limits and didn't want us to be fearful. The only height accident happened when my brother fell out of dad's leather gloves and broke his tibia while on the zip line we set between the first branches of some 100 year old oaks. Other accidents all involved my older brother wanting to try out a new idea - shooting bottles in the air with a bb gun, lighting his initials with gasoline, having the glove brother hold a small twig so he could chop it with an ax. But, many years later, we're all alive and well.

These fake stone over brick applications were very popular in the 1970s and 1980s and were often used to cover damaged brick fronts.

I recommend going with tinted stucco. And match the house you're connected to color-wise.

Mice behave differently than rats. They're not as smart and more impulsive, just like the cartoons. The advice about blocking holes is good. Just stuff steel wool in the area around pipes.

A couple of years ago I had just come off of a serious issue with rats digging boroughs in our tiny front yard (we live on the same block as a subway station and several restaurants) and I kept hearing this rustling in the evening but hadn't seen any droppings. Well the next day I was home from work with a cold and I must have been sitting very quietly, because this mouse popped out from under the stove and came right near me. I was so mad at yet another pest that I grabbed a broom and kept shoving it toward the baseboard and yelling at this cute little gray mouse. Well a day later I found its dead body. I'd scared it to death.

I don't know the rest of the floor plan, but it would seem to me that only one of those walls would be structural. Most likely the one parallel with the living room wall. Is your front door on the upper left? If so, I''d recommend filling in the window on the left and removing the glass and frame from the one on the right, raising the sill to about 36" high fattening up the wall on the living room side with a bookcase below the sill and having either plants or display above. As far as your table, you might want to think about orienting the long dimension toward the long side of the room and centering it on the space. That might leave enough room for a buffet on the Dining Room side of the opening.

I'd go with dkl's suggestion for furniture layout and put the tv on the stair wall.

This may not won't leave enough room for a full sized dining table, but it would be best for focal at either tv or fireplace while allowing for tv viewing from the kitchen. Stick to a fairly low backed sectional.

I'm with your dog. I grew up with an attic fan in summer and a giant humidifier in winter, so I need a hum to sleep well. Over the years the hum has been great for things like my deaf next door neighbor, the woman upstairs that nursed great Danes with heart problems back to health (or not) and my husband's snoring...

I don't like black out curtains and sort of like the sun in the morning, but not so much when it first comes up, so I use a pillow over my head.... Those little eye masks would be much chicer, but I roll around so much I wake up from them choking me.

I just want to make a clear counterpoint to all those on this site that keep saying "paint the woodwork." Painting this woodwork would definitely decrease the value of this space.

The rule of thumb for housing affordability for mortgages is a monthly mortgage payment of no higher than 28% of gross annual income. Most of the NYC landlords I know look for at least 40x monthly gross income as the ideal candidate, which is pretty much the same. My mortgage numbers are very different if I calculate % of gross income - 20% vs. % of net income - 36%.

I always started a move about 6 weeks in advance. I'd go to some local stores and get as many good boxes as I could and come home and pack stuff in those until they were filled and stacked in neat order. I'd wait 2 days and do it again, repeat. It's easiest to start with something like books - all you have to do is keep a couple out and anticipate the surprise of seeing them all again 6 weeks later. Food stuff and toiletries go last. It always worked out pretty well, but I never had a ton of stuff or other people to move. For local moves I'd always try to set it up with a few days overlap, always take paintings and special breakables on separate trips my self. Twice I had to wait so long for RE closings that I had to put everything in storgage and scramble for a short term sublet.
