Agreed on most of these... but there IS a limit to number one. You have to look at see what the rest of the houses in your area are going for. If you're about to spend $10,000 on paint and furnishings to stage a house and you think you're going to get all of that back out when your house is already hitting the ceiling of what a neighborhood can carry, you're going to loose that money. No one wants to buy a 5 bedroom house with granite countertops smack dap in the middle of a built-in-the-fifties-and-still-looks-like-it neighborhood.

Love this house - so happy to see house tours that aren't all just "thrift store chic." Just one thing I would change: why put the sofa on a slant in the living room? Everything else is so clean and modern and beautiful - this one little thing just drives me nuts.

My advise is less design-oriented and more legal-oriented. Note: I am NOT a lawyer, but I am a real estate agent so I've come across a few similar rental issues. As long as you have it in writing that they agreed to paint the laminate, you should at least be able to get them to pay for some other temporary wall covering. I don't recommend creating a relational divide between you and your landlord, so perhaps point out to them that they did indeed agree to paint and ask if there is another solution you can come to together. Perhaps they'd be willing to hang curtain tracks or pay for the temporary wall paper, etc.

Can't flip a mattress if it's a one-sider! Even though it's easier to get the trendy low-profile look with a one-sided mattress, you lose the ability to flip it and, in return, lose years off of it's life! You can always a get a low-profile box spring to keep from needing a stool to get into bed but you just can't beat the quality of a double-sided mattress.

By the way, if you're not vibing with the color consultant suggestion, Benjamin Moore has a great "color capture" app (I use droid, but theres one for os with - I think - a different name). You can take a picture (just make sure the lighting allows for the picture to be an accurate representation of the true color) and it will suggest a complimentary color palette based on color theory. The app is free so it's worth a shot if you (or a friend) have a smartphone.

Leave the wood. It goes with your coffee table, so own it.

As for your sofa, ditch the side cushions. They date it, when it has sleek enough lines to look more modern. I'd bring color in with a throw on the sofa (maybe a white to brighten it up... you sofa reads more grey than blue) and get some fun, bold pillows. Pillows are the easiest updates. Then, work on styling your side table and bookshelves, group your photos, and think about a larger coffee table - it should be about 2/3rds the width of your sofa.
