I've always thought that the "Public/priviate" debate was only relevant if you were the owner of something like the Biltmore Estate and constantly had the house full of everyone in your social set. The house would be more like a village and your "private" quarters your home. For modern living our homes are usually the only private space we have and aren't usually that big. Note that the price of a tankless isn't just the unit itself. We considered it for a home we rehabed as a rental unit mostly for space saving. An electric tankless water heater was only a couple of hundred dollars more than a regular electric water heater (we didn't have gas as an option) but it can't use regular houshold wiring. The cost to add the heavy duty wiring would have been over $1000. That's in addition to the heating unit. We went with a regular unit.

I'm for white washing the walls with a see through white or off white color and leaving the ceiling woody. Maybe just the ceiling beams could be natural wood and the ceiling white washed. You would still see the wood grain but it wouldn't be as oppresive.

I love the red door - but who says you have to paint the same color on each side? I have a bright green front door (outside) but the inside is bright white to match the other interior doors and trim. My pretty standard front door is made of steel and had a lip on the narrow sides that are hidden in the door frame when shut. I painted the green on the front and around the lip and then put white up to the green. It doesn't look strange - no one has commented on it and each side coordinates with the decor near it

Our first purchased home was under 800 square feet, 2 bedroom, one bath. It also had a very small yard - only 30 feet wide and 50 feet long. We planted 15 tomato plants in the back yard and they filled it up completely. Oh, and it was in the "ghetto" where we did encounter some gunfire, etc. It was all ours and we painted every inch. We sold it 18 months later and cleared enough to put a down payment on a more typical home in the burbs but we have very fond memories of our first little house.

Decades ago I took a college interior design course and was told over and over again "good design will always be good design". We were given many examples from past and the current era of good design and I've found through the years that it's so true. Any current trend can be done badly, and usually is when it get to be over done. It's the bad stuff that we will regret. I hate almost all the vessel sinks I see at our local blue or orange big box stores and many are pricy. Yet, there are beautiful ones available, at least in literature. I think the tacky vessel sinks will be the most ripped out in about a decade.
