First or third. The second one is an awful picture and, in general, people who take terrible careless pictures also sell junk. I'll bet that it looks a lot worse in person than it does in the photo.

Cats like peeing on bath mats, especially those with rubber backs. I seriously doubt it's a sign of health or behavioral problems. Get a bath mat that's all cloth and I'll bet he stops.

Now if he pees on the floor or acts weird about peeing, definitely take him to the vet FAST.

Yeah, Arlington was actually a lot better location. Parking was okay and it was really, really close to the Courthouse metro stop. Unless you actually live in Georgetown this is a step back.

"Camp" or "kitsch" might be a better word than ironic but I like the painting. This is 100 times better than a lame art nouveau print or generic toothless faux modern print.

Wouldn't the TV console block the remote sensor? How would you change the channel, turn it on, etc? It's a nice idea though.

DC proper is NOT a good place to raise kids unless you're wealthy enough to afford private school. If you have kids and still want an urban lifestyle, Arlington, Alexandria, Bethesda, Silver Spring, etc are much better choices.

I don't understand the issue people have with the summers but maybe that's because I grew up here. They're nice!

There are some devices (TVs and cables boxes especially) that might be better left plugged in. They need power to retain settings, update TV guide data, etc.

Solid wood is often lighter than veneer. You can probably get the paint scrapes off pretty easily. Very light scrubbing with steel wool should get them off.

I think hardwood floors are probably the most important. They may cost a little more initially but carpet is almost guaranteed to be ruined by every tenant who lives there, and it looks awful anyway. Personally I think a dump with wood floors looks better than a nice place with carpet.

There are other requirements but they're personal to me (pets allowed, no absurdly oversized kitchen, etc) and would probably not be helpful for a developer. There are a lot of things that I'll bet tenants think they want (gourmet appliances, media room, big bathrooms) that in the end they don't actually take advantage of.

I kind of prefer the "Georgetown" flea market (in Arlington, near Courthouse metro stop) to Eastern Market. Prices are a little better and the stuff is often more interesting.

Sunlight is actually much, much cooler and more bluish than bulbs used in the home. Daylight or 65k bulbs are meant to approximate the sun at about noon but in the context of a house they look very blue.

I've always heard that you shouldn't use Murphy's on floors with a polyurethane finish (which is the most common).
