I have the $79 Kindle and it's pretty great. Tiny and lightweight and can hold up to 1,000 books. I use Calibre to convert formats to .mobi so I haven't had any issues yet with being locked into reading certain books. The only thing I don't like about it is I have to have a light for it if I'm not in a really bright area, but that's because I have bad eyesight, not the e-ink's fault.

Maybe see if you can talk to anyone else in the complex? I would want to get a bit more info before making a decision.

I'm not a fan of how some of these prints are glossing over certain issues from the South. Seems a bit too "the South will rise again!" trashy to me.

I love the juxtaposition between the traditional architecture and modern design, the colors (I want to copy that eating nook in my own place!), and that adorable dog. Are all the bedrooms on the second floor? That seems like a lot of room to fit in that space.
