When you say you can't have kitchen on the left side. Does it mean the appliances? What about a build in hutch that matches the cabinentry?! B/c I would consider eliminating the wall on the left side and move your stove and fridge to the right wall. and a row of cabinets on both the livingroom left wall and all the way down the hallway on the right side. What is the black area in the middle? If is storage- I would take that out and do a built in Fridge area there. How To Lay Out Kitchen with Big, Low Window? Good Questions |

One rule I use to purge- How likely am I to use this item again and how much does it cost to replace? If I throw out the cord to something and years later I need it. I go to the thrift store and buy it. It is worth the risk of a couple dollars for me not to have it in my home. I don't have to look at, organize, and find it when I need it. You can often find wood laminate floors at habitat for humanity for cheap. They are easy to put down and with a few rugs down don't look horrible. If painting is and option and you like a more modern look I would find some rugs you love and paint the floor to match. Economical Flooring To Cover Tile? Good Questions |

I can't find it but I seen it somewhere- what about a bed w/ wheels on the floor. with a platform build over it. (Think a false floor a few inches taller then the bed.) You can pull it out half way for a couch and all the way out for sleeping. You could bookshelf, desk, dresser, etc on the platform. Regular, Daybed or Sofabed for Studio? Good Questions |

What about a built in stair case book shelf going up to the loft area? with a built in closet or more shelves underneath. I would make them really narrow so it doesn't take up alot of floor space. I would also consider adding the access to the children's bedroom above the staircase to built in bunk beds so they serve a double purpose. Attic Access Through Master Bedroom? Good Questions |
