We looked at countless houses, put in a dozen offers, expanded our search area, and there were times where I was ready to pull the plug on the search, so I feel your pain.

#1, I agree with others: if you're in a competitive area, by the time a listing hits Redfin, Zillow, etc. it might be too late. My RE agent really worked to send us listings as soon as they hit the MLS.

#2, don't get too stuck on any one home as your "dream home". Early in the search I had put all my hopes on this one house, and was so dejected when we didn't get it. It's like dating: there are more fish in the sea and there's no use obsessing about the one that got away. We put in an offer on the house we eventually got, and that same night I was scheduling open houses and viewings with my agent. It was great that we got the house but I wasn't going to get too attached to it until it was ours.

#3, (a little more work but it worked for two people I know), if there's a home you're really interested in and it's not for sale, chat the owners up! My coworker was at an open house, saw another house in the neighborhood that she liked better, chatted up the owner, turned out the owner was thinking about selling in the next month or so, got the inside track and is closing escrow now.

And finally, #4: remind yourself that you don't NEED to move and are in a pretty good situation as-is. This helped me keep up the energy to keep looking for several months, instead of feeling desperate/hopeless.

I recognize that art! It's IKEA fabric from about a year ago...I bought some to make a table runner, loved it, and tried to buy some more but they don't have it anymore. :-( Framing it as art is such a good idea.

I try to always sit down to dinner with my partner at the dining table. Otherwise I find myself eating on the sofa while on my laptop doing work, which is not restful at all.

My apartment is about the same size. I second the mid-height loft bed idea - you can even buy a cheap one from Ikea and get the legs cut at Home Depot. I did that and my "closet" is under my bed because my only built-in storage area is a closet that's too small to fit adult clothes (really.)

Also second the get-rid-of-chairs comments. Or, if you really need all those chairs for some reason, get stackable stools (that can then double as tables) or folding chairs.

I agree with this method - I think it's also the routine that helps make cleaning seem less like a chore (like brushing your teeth is a habit and not a chore). I clean the whole apartment once a week, the same day every week. That way I don't have to think about it all the rest of the week and it takes half an hour to an hour max.

My apt is <260 sq ft and it works (barely) but gets totally cramped when my boyfriend spends the night. I would never buy something that size - I imagine resale would be difficult.

For the people who say that their mattress started sagging, I'm curious as to how often your turn the mattress? I had a not-so-expensive mattress for almost 5 years and it never sagged, but I turned/rotated it at least twice a year, and I'm wondering if I just lucked out or if turning it actually helped.

I love my cheap IKEA version of this - several of my friends have tried to steal it from me. And I agree with ljbmonkey - in bright son the bright blue color I have doesn't look loud at all.

I used a similar solution in my apartment, except with the clear Tobias chairs from Ikea as the "credenza" (I live in a tiny studio and need everything to do double-duty) and with the bigger Ikea white boxes for magazines. I really like the look and people who've visited say it looks very well thought out.

I believe AT had a post about GILA heat film (also blocks UV). I've had two apartments in a row that didn't have A/C - same issue with our electrical system. I put up the film on all the south facing windows. It helped by at least a few degrees, which isn't much but every little bit helps. I would also second the light-blocking drapes suggestion.

In terms of space, do-able. But if you and the boyfriend have different sleep schedules, not having a separate bedroom can be really problematic. I usually have to wake up at least an hour before my boyfriend, sometimes to do work from home (phone calls, working on the computer, etc) and it invariably wakes him up.

I've had two apartments in a row where installing an A/C was not an option, so I've used this heat control film both times. Super easy to put up (easier if you have somebody else do it with you, but I've done it by myself each time with few problems) and it helps with the heat by a few degrees (and at 95F, I'll take anything I can get.) The film in my last apartment was up for two years and looks fine still. In terms of installation, I've gotten better with practice. Luckily the film is easy to take down for up to a day or two after you've put it up so mistakes can be corrected.

And please please post more about heat control tips for renters! Thank you!

$700 for <300 sq. ft, in Echo Park/Elysian Park. It's unbelievably tiny but there's only one shared wall which is important to me (4 years of living above loud neighbors will change your priorities). Hardwood floors, walking or biking distance to a lot of places I want to get to, and a small (tiny!) outside area for barbecues. At first I hated it, thought I was getting ripped off; but I've seen places without kitchens or even bathrooms going for more! Ridiculous!

Speaking of ridiculous rents, I hope all the renters here are going to vote no on Prop 98!
