a remodel like this could justify a markup in this range in my neighborhood in San Francisco IF the remodeling included new plumbing with tankless on demand units, new electrical upgrades, cable/internet, zoned music and a media hub, new heating, (preferably geothermal/solar/radiant), improved insulation/sealing and seismic upgrades, but if it's all paint and finishes not so much.

love what I see BUT would also love to know exactly what was done to the infrastructure and structure.

@JohnH. I'm not sure if you live in or rent in a rent controlled city but here in SF a Long Term Tenant is not always valued. After so many years, rent increase limits and inflation come into play. Master tenants can be a blessing or a curse.

Credit checks, pay stubs, and bank statements were then and are now what it takes to even get in the game.

When I rented I always mentioned my 3-5 yr rental time frame which seemed to work. Most landlords I had wanted to know why I was renting (given that I could buy) and that I planned on leaving eventually.

Now as a landlord I look for the someone who loves my unit but also plans on leaving eventually to buy their own. People with interesting careers and plans. Couples that might plan families. Graduate students. People new to the city.

building resource center off 3rd(sf), urban ore (emeryville?), omega salvage (berkeley). all have vintage glass globes in multiple shapes, unlikely to find an exact match but it might happen if you are patient. ebay too.

where in sf are you talking about?

i'm currently in noe valley and have lived on potrero hill and on the peninsula south of the fog and wind line which is in san mateo.

heat is rarely the issue here (think famous mark twain quote). sun protection may be a healthy choice but it's rarely based on temperature. i pray for the days in june thru august when i can eat outdoors at night without a gas heater, much of the city is in the fog until noon, and i always look forward to our great septembers and octobers after disappointing "summers" compared to my east coast childhood.

love your house.

i think the door color has to take into account your eventual plans for the other needed painting....however far off that work is.

i'm kind of a traditionalist with tudors - fond childhood memories.

i'd go gloss forest green for the door (and eventually the window trim). that would work with your existing palette until you can go an off-white to putty gray (a little more modern) for the plaster and a deep brown or steely gray for the woodwork and gutters.

don't underestimate ebay, particularly if you list it correctly.

i actually witnessed an ebay bidding war for one a few years ago, but it was 19th century french, with a glass top. I also saw a vintage leather pommel horse sell for $3000 on ebay...again not your everyday item.

i was on the hunt for each after seeing others in pricey antique stores here in san francisco. the autopsy table was in swallowtail, a now defunct store that sold a french glass topped one for (i think) $4-5000. the pommel horse was at battersea and was similarly priced and converted into a bench. there must be quirky antique stores in seattle, no? they'd likely offer you 50% of their sale price on consignment.

my other half nixed the autopsy table for the same emotions/reasons as others have posted above but i loved it as a dining table or kitchen island option, as it was beautiful and industrial. it adjusted from coffee table to dining to counter height, and the top turned to vertical so it could be moved out of the way against a wall or angled for drafting. and it was very easy to clean as it was glass and grooved to a drainage hole.

yes it had dead bodies and blood on it at one point. so what, ever heard of joseph lister or steam cleaning?

thanks for sharing especially given some of the comments above.

i guess some don't get that you get to make your own choices for your own home...or they romanticize midcentury tract construction. i'd love to know a ballpark on your budget.....as my own remodel (on an sf edwardian) has been around $100/sq ft despite my hopes for less.

still in the midst of our remodel which is less of a demo but the same search for novel and practical with a fair amount of plagiarism. i've trawled the internet too looking for inspiration (at some of the same sites) and would also love to know how the rubber walls hold up.

your sharing boosted my energy during the final punch list of phase 1 (our budget will require several phases).

congrats on a space that suits your needs, where you want to live, stylishly. really can't ask for more then that.

interesting, but i suspect that real midcentury icons will go the way of all other antiques eventually - original finish worth multiples more then refinished pieces. but at current prices do as you like unless you own something really rare.

nice digs, but ibiza was perhaps the biggest destination disappointment of my life. (yachts dumping sewage just off the beach, an overcrowded harbor, infrequent and overcrowded bus transportation, too many italian and british youth constantly talking on cell phones when not comatose on club drugs). only my hotel in the old port and the seafood (which i worried about after the yacht sewage) and locals were as i hoped.

if i had to do it again i'd go in june or september. better yet skip it entirely for mallorca, corsica, or barcelona and the costa brava.

i'd second (or third) a blue black below the horizontal deck line (choose the color right and your boat will appear to float above the water line).

above i'd go a rusty red/orange. think golden gate bridge, which looks great against the cold water or gray fog and glows in the sun. i'd also paint any trim the same color as the siding.

i'll second retrospect, which does great work at reasonable prices and ebay for the fabric. you want 5 yards (2 per chair with some wiggle). for retail shopping, you can buy maharam or knoll fabrics in sf at several stores and maharam has a store on jackson.

i usually troll sal beressi fabrics for mohair or ultrasuede but they have some nice tweeds as well.

boucle is harder to find cheap.

i house sat for an art professor while in med school. i got free rent and privacy (no $$$). i took care of a blind arthritic 20 yr old cat that hated me for the first month, bumped its ass descending the stairs to the basement and couldn't seem to pee IN her litter box. she also triggered my now serious cat dander allergies.

it was a fair trade. i still think of that cat weaving between my legs the night before her owner came back.

also, i see your organic tag clearly. natural wood tones, natural surfaces, natural light, air, xeroscaping, vegetable garden, chickens. organic does not mean "green" or even "environmental correct or sustainable", it means "simple, healthy, natural, derived from living things and nature". this place may not be leed certified (who knows it may be?) but it is organic.
