This is probably sound advice for renters, but homeowners need to be careful to not cheapen the quality of the materials they use. When you walk into the bathroom of a house you are considering purchasing, it is pretty easy to tell the quality of what's there, particularly in tile, hardware, and lighting. If it is cheap/looks cheap, you just planted a $5000-$10000 renovation cost in the mind of your buyer, and a smart one will adjust their offer accordingly. To me, nothing screams "redo me" than cheap 12x12 tile squares from a big box store.

I'll echo the IKEA white gauzy curtains, as well as using a sheet. I am using a king size sheer tan sheet from Target with clips: billows nicely and let sin the right amount of light ... all for $9.

As a landlord, I have (and will continue) to share expenses on major improvements with tenants who demonstrate they take good care of the property, usually being willing to invest between 1-2 months of rent annually. Landlords can depreciate improvements on our taxes plus the right changes obviously are of benefit when having to find a new renter. After finalizing your list, you might approach your landlord, show what you're willing to pay for, and see if the rest can be given to you as a credit on rent, etc.

I hope these sinks actually work unlike so many of the newer sink/faucet combos in which the slope of the sink, placement of the drain, extension of the faucet, and other details all conspire in such a manner that there is no way you can avoid having to wipe down the sink after every single use.

2 sticks of butter makes me wince more than the amount of sugar, but I agree that lime cornmeal cookies are the bomb. I like how the Amy's Bread version is without frosting.

Love this concept as well and look forward to more of them.

As far as lamp #5, the Anthro version looks fresh, well-made, and stylish. To me the Etsy version looks like a garage sale find. it's nice in its own way, but nowhere near the visual appeal of the lamp on the left unless you really want the full bowling pin treatment.

Visually it is such an improvement, but as I noted in his comments, direct lighting over a sink is very unflattering and not consistent with NKBA design standards. He was thoughtful enough to comment that you go with what you can.

I can certainly agree with that, but for people looking to do lighting in a bath, if you can flank the mirror on both sides with light, you get much more desirable illumination.

I love how some seem to assert a universal definition of a lived-in home. These people obviously live in this place and it is their home, so therefore, it is lived in by the way they choose to live their lives.

Many of us who have clean contemporary styles also choose to keep them relatively clutter-free because that's what feels good from a lived-in perspective.
