Haha, when I scheduled an Airbnb photographer to shoot my place, I spent an entire weekend cleaning and arranging and stressing. I admire her relaxed approach. Here's my listing for anyone who might be curious:

We gave up everything on our must-have list except three things: (1) location, (2) single family, and (3) price point. Glad we stuck with those three. :)

Thanks for posting. I would love to see a breakdown of the budget. Seems like you could eat up a lot of that 30K on materials alone if you're doing hardwoods, replacing appliances, cabinets, counters, and a bunch of new fixtures. If you can get it done for that price, you will be my reno hero. :)

I’m so surprised to see high gloss ceiling paint listed here. That has always made ceilings feel low to me, but maybe I’m alone.

Great post.

I think the best way to messure fairness in the home is in regard to "free time." Regardless of how much money each partner makes and what chores they do, if each has about the same amount of time to just chill or do a personal hobby, then things are ok. I make a lot more $ than my husband now, but because we each spend about the same number of hours each day working and doing chores, I regard our contributions as equal.

I'd take out all the shelves and install a simple Elfa system with white vented shelves custom cut to the width of the closet. The 20" Elfa depth would work, and you could space the shelves in a way that makes more sense. Good luck!

The palm trees and faux marble vanity top are the more immediate problems to me. If you can spring for a new counter and sinks, do it. And definately loose the palm trees. Good luck!

The most frustrating thing for me is having several projects in motion without sufficient time to move them all forward. So, my new rule is ONE PROJECT AT A TIME. I'm not allowed to start something I'm excited about until I finish whatever's I have in progress.
