I agree that the sofa is much too large for that space. Looks like it ate the apartment! I love the large island with the built in shelving though. ...actually the only thing I really like is the kitchen. The shelving by the fireplace looks nice but I think that the TV on the fireplace ruins it too. Such a shame! People that put TVs on/above fireplaces don't deserve to have fireplaces. My landlords have always been pretty easy going about things like this but now I see that maybe I've just been lucky. I would recommend that you move in now and discuss adding him to the lease once you're established there and are known as a good worry-free tenant. I'd say 2-3 months before he moves in. You're not going to want him on your lease yet, I'm assuming - especially if you have a change in plans. Plus maybe they will be fine with just keeping you on the lease. That's what happened to me anyway in NYC over a year ago. Simple as pie!
