Would you consider a reorientation of living space and instead think about vertically splitting the room in half? Making the the dining room is on the left with the fire place the focal point of a long thin rectangular table and creating a living room on the right half with the tv mounted on the staircase wall and a small couch in the center area of the room.

She should address the white ceiling before even considering painting the trim (which I don't think a renter should do.)

I suggest going BIG.. Do an L shaped narrow desk that wraps around the kitchen from bookshelf underneath window to your wood cart/counter. Make the desk out of ash or pine (same color as your cart/counter) and consider painting your kitchen table and bookshelf your favorite color(s) to mix things up. Definitely lose the desk/office chair and replace it with one that can double as extra seating at the kitchen table or at least looks less office like. For the window go with a roman shade with a nice pattern that coordinates with your new kitchen table color.

If you can watch tv from chairs instead of a couch then consider removing the couch altogether and placing the dining table in the center of the room. Then move the tv stand to the short end of the room (the one without the corridor entry). Consider investing in a setee that can be used as a banquette for the dining table to make things a little more cozy.

If my only two choices are gray or white then I'd choose white. I believe you need contrast to highlight this architectural detail. However, if I were you I would not rule out a high gloss black.

What a great space! I love the tile even though it is more than likely asbestos tile. So If you must feel new flooring is a must then proceed with caution and be prepared to pay for hazardous removal and disposal. The floors look to be slightly different levels so even floating might result in removing parquet which I'm assuming has the tile underneath it.

I'd forego the idea of moving or adding walls until you live in the space for at least a year. During this learning period replace the closet and bathroom doors. Since you mentioned green I'm going to suggest you can get some shoji screens (if that's your style) custom made for closets and bathroom. http://www.shoji-living.com/us.html.

Angle couch in at top left corner so that the doors are somewhat behind the couch. Mount the tv on the right wall. Then place the dining room table parallel to the long wall without any doors or windows.

Art deco with 80's backbones can be very difficult to do. In order to avoid a too 80's feel and for a little privacy may I suggest long linen drapes in a french taupe. And perhaps skirting the island in heavy cloth like a muslin.
If it were my space I'd seek inspiration from anything by or about Coco Chanel.

First, decide whether or not you will ever want to commit to removing the vinyl siding and metal flashing. If removal is NEVER going to be an option then power wash and paint (do not bother power washing or painting if you plan on removing the vinyl.

If even power washing and painting is not currently in the budget then paint the door a nice colonial deep red. I think the yellow would give you more of a country feel so if that's your style then go with yellow.

After that consider removing the boxwood and wrapping the porch around so that extends past the large window. This will give that welcoming feel you were talking about.

Please, please whatever you do do not put those stock shutters that are nailed to the house and could never cover the window even if they were functional. Those are a curb appeal crime.
