I would buy one of those "fake tile wall" panels that they sell in Home depot or lowes..the panels are about 4x8 and be velcroed to the wall, would protect the drywall and are easy to clean...I am a fan of the subway tile in white.

I might put a long floor to ceiling bookcase/wallunit at the inward facing corner by the front door it could serve as storage for living room and the back side could be the wall of the bedroom. A rolling screen could form the short wall facing the bathroom wall?????

Cream berber carpet in a 38 x 22 great room!!! NEVER buy carpet from a swatch..I went with what looked like light tan..it was the fifth over from white on the card, so I figured ok, there are 5 other colors lighter than this, its practical...NOT!!! As soon as they rolled it out, I was like what idiot buys nearly white berber carpet for the main room in their house, with 2 kids and a dog, from a two inch swatch..me, Idiot!!!

I just moved back to NY from PA...everyone says New Yorkers are mean but sooooo not the case. I took brownies over to new neighbors, they would not come to the door. They pretended to take out the trash and check who was at the door. They took the brownies and NEVER spoke to us again. My closest neighbors (friendship wise) were a biker dude next door and an 83 year old couple (which moved away) Anyone else on our block acted like vampires, we never saw them outside (afraid of sunlight...:) ) I love NY!!!!!

We recently placed a bid on a home that was listed as a 4 bedroom, the 4th room was a "walk through" to get to the backyard/sunroom. To me it was not a bedroom...having said that, have you considered a knee/1/2 wall..maybe 4 feet high, leaving you a hallway, giving the new owners privacy, and not costing a fortune..it can also be removed easily if new owners want too.

Keep your focal point the fire place and mount your TV over it. That frees up that wall to place the 2nd sofa on.

How about a soft tub brand hot tub? For under 1,500 (I think..may be less even) you get a hot tub to soak in at the end of the day-use the shower to get clean...The unit is portable to take to your next place...win, win :)

Ditto on cutting the top off...I would then screw some coasters on the back of the top you cut off and use it for cool rolling under bed/ sofa storage.

In my fantasy world, I would have a wall full of Dale Chihuly paintings. There would be one fantastic glass piece (no need to be greedy :) )sitting on an antique table in front. Some day...
