Wish I could support the idea of latex paint but as a veteran refinisher and artist, there is no comparison with oil based paint. The oil based finish is so much more durable but even better the finished piece has depth and lustre (not shine). Cover everything in plastic and open the windows.Yes it stinks. It's temporary stink. Get over it and get er done.

1. The marble installation is unacceptable. Make them redo it and do it well. There are other installers.
2. I hate ceiling fans for the very reason that you mentioned. Or try waking up in the night and the darn thing is sparking. Another time it fell out of the ceiling on to my mother's bed. Thank goodness she wasn't in it.
3. You are doing a fantastic job. Love your choices and how hard you have worked to make it a success. You can be proud.

Well planned space. Well done. I live in a 1,000 sq. ft. and feel sumptuous. I too have many books and could not or would not let them go. My kitchen is tiny like this one and I have learned to rethink the needs of the kitchen and it WORKS. We are only limited by our imagination. Learned a thing or two here. Thanks.

Seems to me that either method "painting or sanding" is a big job. I would go with the look that I want, rather than what appears to be the least amount of work. Can you get pals to help with the sanding and cleanup? Then you can stain and seal. A paint job after a couple of years may have chips and nicks but stain will last. Since you want to live there a long time, that might influence your decision. Good luck. Sounds like a great place to live.

What an intriguing project. I tried looking at the photos as if they were posed and awake. So graceful and dreamy. But if I allow myself to see them as asleep, it becomes more voyeuristic and I am discomforted by their vulnerability. The photos are beautiful but disquieting at the same time.
