I am getting ready to tackle painting my stairs as well. Two options.

Buy a Little Giant type Ladder for about $180 and you will be able to paint the stairs.

or

Hang large photos over the scuff marks, no one will know.

As far as the stairs, I would suggest to tear up the carpet and spilt the cost of new carpet or wood stairs.

As a Project Manager for a commercial construction management firm I lot of advice, but I will only leave you with a few....

What ever your budget it plus it by at least 20% to cover overages, splurges and unoverseen conditions.

I have seen new homes built with the flooring not intalled all the way wall under base cabinets.

Reclaimed wood is you friend,,,,, especially when the wood is free. Rail road ties are pretty good and usually are free.

For stovetop, oven and hood check out a resturant wholesaler (new and slightly used) these appliances are built to withstand the use of a resturant, they well last forever in a home setting.

I like this A LOT!!! I would use a sliding panel instead of the curtain. I would put one in my office, it would make my cat naps easier.

SWEET KITCHEN!!! Countertop space always trumps a microwave in my book, I havent purchased microwave since 2000. My rentals would come with this and if they didn't that was not a deal breaker for me.

Check out the Parson Console at West Elm. The console has a narrow profile so it does not protrude into the space, but is wide enough for to be used as a desk.
