I would love to see more homes like this, inspired by the mantra "have less, do more, be more." I love the studies in black & white in every room, the chalkboard wall, and the resourcefulness & creativity in each room. Tours like this make you put down that catalogue and head out the door to a museum.

@xlcr it sounds to me like Burlingame would fit your housing needs, commutes & budget a bit nicer. It's also sunny, parking abounds, and your Husband could take advantage of Caltrain to SOMA, while your commute would be a short drive. If you want to stay in SF, Protrero might also be an option- its pretty central for both of you.

This is a great AT post for SF renters! It would be mandatory reading-including all the great comments. Another important factor for me is the street noise/pollution. I once lived on a street that saw a pretty large amount of traffic - my windows were grey from the exhaust- not to mention the noise of cars & honking. And like other readers said, check the ventilation system and for mold!
I also want to re-emphasize that Microclimates are so very real. If you need warmth & sunlight on a relatively regular basis I'd opt for neighborhoods like Protrero, Noe Valley, SOMA, parts of Russian Hill and parts of the Pac Hts/Cow-Hollow Marina border. If you really want sunny temps though you may be better off in the eastbay or peninsula!

To make that sofa work with the walls/color scheme, I would:
1) get rid of that bright blue throw & dark throw pillows
2) rug with a geometric repeating pattern in black/white or blue-grey/white (stripes/chevron/checkered etc)
3) simple natural fabric throw pillows in white or with black piping (or some other simple pattern in BW or G). You could possibly integrate some pillows in washed out paler shades of the burgundy to reflect the tone your wall color choice.

Love this list. I agree that favorite artwork has a place in the kitchen, as well as plenty of fresh fruit, candles & clean linens! I also struggle with the appliances in countertops, and now keep only a simple toaster, vitamix, omega juicer and electric kettle on mine.

I love the muted paint colors and the understated art- it really balances the space. I actually like that the TV is set high, and not the focal point. The only thing- I really don't love the white dining table or the flimsy light fixture over it...a solid warmly textured (cherry tone?) wood dining table, along with a much larger & architectural light fixture- would really do this space justice. The white could be brought into the dining space through the dining chairs and/or the light fixture.

I wear these cute natural fabric dresses at home, not too baggy or too tight. I always have hair & make up lightly done to look presentable. If I throw on a few accessories & some wedges I'm good to go out and about. You want to look good for yourself too! And since I'm always in and out of the house, I'm never home too long alone.

I adore the pink bedroom, it's my dream bedroom! The kitchen & dining room are beautiful & perfectly edited! The creative use of space without creating clutter is pretty amazing in those small SF kitchens we all struggle with.
In the living room, both consoles look a little cluttered: maybe try removing the spherical iron sculptures from the wood console, and try smaller/narrower lamps on the white console? (or even remove that console completely and replace with another piece of artwork/or wall shelving if storage is needed?)

I just have to add a few more comments, because I love your place:
- have you thought about painting those wicker armchairs an espresso shade & re-upholstering?
- could you move the chair from the left of the sofa to the right side? It would allow for better flow..
- that bonus room past the living area- perhaps make it a library/office? A nice contrasting paint color on the walls, and adding a small sawhorse desk (in a similar shade to your dresser) with the existing chair (painted/re-upholstered) would do wonders. Maybe move the plant if possible..

I ADORE Venice, and this place is such a cute little place- it's my dream to have a place of my own by the beach. I loved the turquoise stools! The only thing I would change are the window treatments! Placing some serious window treatments a bit higher up would do so much for this space & bring the eye up. Those B&W photos look like Robert Frank, I love them!
