I've been forcing myself to find the energy at night. Usually by the time my day is over, all I want to do is crash - but I'll never get this finished if I don't do it while I'm tired - so I force myself to start and usually get a second wind once I start. I'm about to go work on it now...hoping to knock 3 items off my list. That #$%^%% window is 90% done and I just want to do the last 10% and then never have to think about it again! In Chicago, there are two sets of rules - one for landlords who have fewer than 6 units and live on the premises, and a second set for landlords who have more than 6 units and/or live off-site. I am not aware of either of them having a clause that specifically requires painting - in fact, I'd be pretty surprised if that were the case. But you never know. OK, I admit it. I signed up and then haven't done anything at all for 3 weeks. I got sort of paralyzed because I'm trying to do the one room treatment but I kept getting distracted by all the cleaning/decluttering (which is so tempting because that needs to be done too) - but if I don't finish my family room, I'm going to have to shoot myself. We did something similar and a good contractor was all we needed. That said, if you are doing a high-end remodel, an architect might be able to come up with something more elegant or cutting-edge. But if you're pretty sure you already have the plan, and just want someone to make sure it's viable and then execute on it, a good contractor is all you need and bringing anyone else in will just raise the price.
