There are so many. Furniture refinishing, mostly. Veneered surfaces: difficult to sand, won't take stain evenly. Metal diner table: adding an automotive rust-blocker, no-one mentioned that brushing it on will leave streaky lines.

And for those of you, whose Finnish is a tad rusty: this is their summer house. Almost everyone has a family place for the summer, or if they don't, dream that they do.

Theirs is LOVELY.

It has a main building, then an old barn that has been converted to a wood-burning sauna and dressing room, wood storage, a "summer room", workshop and a big storage space and a loft (where they used to store hay).

Swoon.

This is a design blog, and sometimes design can be expensive. Doesn't mean you have to go and buy it. But you can get inspired by them and think of a way to do it on your budget.

It's like bashing Vogue for having designer clothes on its pages...

You will want some separation between work-space and home-space. One of the first rules of successful working from home -situations. Makes it easier to focus on work when there's a room where you "go to work". And then after the day is done, you'll want to shut the door, leave your computer behind and be "home".

Also, if you want to deduct the expense of a home office, it needs to be a room with a door. And the amount you can deduct has to do with the size of the office.

So like others have suggested, use the top floor as your family bedroom, and then house guests and your office in the downstairs bedroom. For guests, they will also appreciate not banging their head on the ceiling.

When the kid gets older, you can rethink the layout, or move on :)

I got my landlady to switch our fridge by pointing out how un-eco-friendly the existing one was (same vintage as yours!) and that the city of San Francisco was offering a rebate. And PG&E had another rebate for going Energy Star.

I would first try suggesting new appliances, if the landlord doesn't budge, then offer the 50% deal :)

You could even go for Craigslist, lot of new(er) appliances there.

OR, better yet, sell that fridge on CL, buy a new nice one for you, and when you move out, get a used fridge off CL... and you'll have a new fridge you own. Nah, that sounds like a bad idea, actually :D

Second the "air mattresses suck". First of all, you're on the floor level. Most places have a cold floors. Second, they squeak and if there's two of you, bounce.

And smell bad.

And usually deflate during the night.

That being said, we have a PS couch sized. We got the nicer mattress for it. Works great. Looks ok, ours has a black & white pinstripe.

Sounds like a lot of work! Happy to hear others have problems with stripping. On TV it always looks so easy... I'm still working on my kitchen table. After two rounds of citrus-based stripper, metal sanding bit on my drill and then finally giving in and getting a super-toxic stripper, after two rounds of that, and a lot of elbow grease, I got the thing stripped.

The old finish was a baked-on enamel.

Now I'm trying to find out what paint will give me a surface as study as that was!

I would consider painting at least the window trim, that shade of brown just screams 80's to me. A pale aqua could look yummy and surprising with the other brown.

The planting looks puny, I would invest in some planters that add height, do a search for "file cabinet planter" here on AT, those were an inexpensive, yet expensive and modern-looking planters. Add grasses and succulents and those stone pebbles.

I would cover the patio with wood slats or build decking.

Agreed with Zhahira – you can't make this a quaint english cottage. So make it look like a modern, Dwell-esque place instead. Modern, sleek materials and lines, with bright poppy colors.

There was an ugly 50's house right next to ours, that recently got revamped. Here's the before, on google maps street view, type in "1111 dolores street, San Francisco, CA". That's how it looked before. Then they clad the top with horizontal wood, I'm guessing teak or redwood or something like that, and added stone veneer and glass and steel. It looks amazing now.

Wallpaper of course has to go. And carpet that's 50+ years old...in the kitchen? That's a first.

If the cabinet boxes are in good shape, based on a quick googling, IT IS POSSIBLE TO GET NEW DRAWERS added to old cabinets. Then you could reface/paint the existing cabs. I would remove the "tower" with the oven – is there room somewhere else for a freestanding stove?

New counters are easy, backsplash. Paint/reface/stain the cabinets, new handles.

Most of the time, I've understood based on DIY network, there's nothing in soffits. You can just remove 'em. Gaining more space.

Then, a custom cabinet maker, or a savvy DIY'er could add more storage (even with losing some of the existing cabs) by extending the cabinets all the way to the ceiling. I've seen budget makeovers where they hike up the upper cabinets and add a shelf or little cubbies below. These are called wt rooms. There's no need to cover the toilet. And no, unless you take HOURS to shower, not everything will get wet. It's all about 1. properly ventilating the space 2. waterproofing the entire floor and walls behind the tile 3. planning – i.e. make the shower spray towards a wall, not towards your sink & tp holder :)

The floor also needs to have a proper slope – so that the water drains properly. In mine, I also had a squeegee-mop, that I'd use to squeegee the most of the water to drain more quickly after the shower.

I also had in-floor heating in that apartment. Such bliss.

I kept clicking through the numerous closeups of the humdrum thriftstore-cheapo furniture, to get to the promised "adventurous" backyard. I was expecting a bit more.
