I agree a sectional might be worth looking at. We have a corner fireplace in a much smaller living room, but one that was also hard to deal with as it only had two regular walls, then one wall of windows, then the corner fireplace wall. We never would have thought a sectional would work in that space, but it was the perfect solution for us.

Can you find a place where you'd be an end unit, and then have the studio be in a room that shares no walls? Maybe an end unit townhome so you also don't have people below you or above you either? Otherwise, I'd say the house is the way to go. As someone who has lived in noisy apartments, I hate hearing repetitive beats like that.

Basically it's a stand up table at toddler height that can be filled with water, sand or whatever other sensory stuff you want, and they can play with toys, buckets, shovels, etc.

We live in a 1200 square foot condo with a 3.5 year old (and one on the way). We have a second story deck, and ours is about 6 feet wide by 10 feet long. To make the deck more secure, we added lattice all the way around the railings. (Our condo association is about as low key as it gets, so we didn't run into any issues with whatever changes we wanted to make). It lets light in, but keeps my son safely inside the railing. On one side of the deck we placed a sand and water table. This year, we did just water and found it to be easier to keep clean, and somewhat more fun for our kid. Underneath the water table we stored outside toys like bubbles and sidewalk chalk in a plastic bin. On the other side we had a couple chairs and a small table for seating. It's not quite big enough to do much, but it's a nice place to get a little fresh air.

Great topic! This is my life. We also bought in 2006 - a condo in a nice neighborhood. We looked at single family homes, but everything was either too expensive, or in a rough neighborhood too far from work. So, we went the condo route... thinking we were being responsible by staying within our budget, and figured we'd move in about 4 or 5 years, when we wanted kids.

Well, almost 7 years later, we're still here with one 3 year old and a baby on the way. Not sure how we're all going to cram into the condo, but we're making it work. Basically, I deal by counting my blessings every day. We live in a fantastic neighborhood, we have wonderful neighbors, it's quiet, and our condo unit is relatively spacious at 1200 square feet, 2 bedrooms, 2 baths. And we can easily afford our payment. We probably pay less to own this place than we would to rent a similarly sized apartment. But I'm not going to lie... when I look at the real estate listings and see a 2100 square foot house with a huge yard 2 blocks away is on the market for the same price we paid, it stings a lot. But, we're making the best of it, and trying to maximize the space the best we can. I blogged about this for awhile a couple years ago at www.underwatercondo.blogspot.com, but petered out when I finally started feeling at peace with where we are now.

This is a good exercise for me too. I live in a condo, and am often wishing it were a house, but alas, I bought at the top of the market so am not going anywhere anytime soon.

Here are the things I love about my home:
-the location. Our building is on a quiet cul de sac, right across from an amazing nature center where we have a community garden plot, can go visit the cows and chickens, or go for a walk through the woods. And yet, we're also right by the library, Target, and just a few minutes driving distance from downtown. And I have a short commute to work. No matter what I'm in the mood to do, it's close by.
-my kitchen. It's huge, bright, colorful, and just makes me happy.
-our wood burning fireplace on cold MN winter nights.
-the jacuzzi tub in the bathroom.
-everything being all on one level. Great for having small children!
-As much as I bemoan my lack of a yard, not having to mow the lawn or shovel snow is pretty nice.

I think a yellow might look nice. We painted all the main areas of our condo Butter by Devine paints (at Hirschfield's) and I love this color. In certain lights it's beigey, sometimes cream, sometimes pale yellow. Always very flattering. We have the same dated kitchen cabinets... I painted them white and they look awesome that way! The grab bar might come out more easily than you'd think. We had one in our shower and I left it up for 5 years, thinking it would leave huge holes in the tile. One day I got fed up with it crowding my already too small shower space, so I took it out with a screwdriver. The holes were only the size of the screws, and I was able to fill them in with some caulk. There was no cracking or anchors or anything else. Granted, my tile was white so covering it was easy, but I am SO glad I finally went ahead and removed the bar.

Ours take up an entire linen closet. We probably have more than 100 games. My husband has a second weekend job at a game store, so we've amassed a LOT of games. Before the collection grew to that size, we stored them in a kitchen cart like this: http://www.target.com/p/Natural-Wood-Kitchen-Cart-with-Doors/-/A-518502, but it had wire doors so you could see inside. It didn't look too bad and fit probably 30 or so games. We had it along a wall near our entry, and we were able to put framed photos and pottery on top.

Storing and displaying board games is tricky, since all the boxes are different sizes.

When we lost our kitty Nutmeg last summer (at only age 9 to stomach cancer), the vet gave us a clipping of her beautiful dilute calico fur. We placed that in a small wooden box with her collar. I sketched a drawing of a Nutmeg plant on the front. I also want to have a portrait of her done some day to hang in the gallery wall we have in our hallway. It's been almost a year and I still miss her.

We did this in our small condo, too. We realized that with the doors on the closet, it became an unorganized dumping ground with junk everywhere. With the doors off and everything spiffed up, we keep it so much neater. We have a big basket for shoes, and a coat rack for coats (and we hang more than one on it!)

Big. Our house is full of color - red kitchen, orange master bedroom, blue bathroom, green living room, and butter yellow hallways. The yellow is the most "neutral" color we have. Our furnishings are pretty neutral, though.

The picture frame was very low quality. I got the blue one, and it immediately chipped (it was kind of a melamine plastic material). And then when I took the mat out to put in a photo frame, the Missoni pattern scratched against the glass. Only $10 but still a bummer. I bought two media boxes and they're cute and good quality. I also bought a headband, which is also cute, and hard to mess up a headband.

I'd paint them white, and paint the walls a color - green, red, something bolder. Then I'd also swap the stools out for something else.

I have a pretty bold home that was stark white when we bought it. I hated the white and it reminded me of an apartment. If I had to list my condo today, I'd go a little more neutral, but definitely not white. For the most part, white doesn't seem as "homey" as beige, pale gray or pale yellow. When we were shopping for a house, the only paint color that gave me pause was super high gloss blood red in a teeny bathroom... that also went up to the popcorn ceiling. Anything that would be tough to paint over I'd avoid.

We take our 2 year old to IKEA often... we just went last night! I tried once on a weekend and it was awful, but taking him there on a weeknight or if I have a day off during the week is awesome. He loves the meatballs and playing in the kids section, and climbing on furniture. I think he loves that I don't say a lot of "no" in IKEA. Everything is kid friendly and meant for exploring. It's our godsend in the long winter months!
