I second Mike_in_Hawaii. Food-based oils sound eco-friendly, but they will get rancid over time. I would hate to see anyone put in a lot of time and energy on refurbishing an old piece of furniture and then have it "go off" on them.

I think this discussion points out that there is a big divide between those who can afford $5000 sofas and those who can't. Finding well-made furniture at a reasonable price-point is a challenge. As it is for clothing and everything else. Some people DIY, some do second hand. some are able to save over time, and some just have to make do with what they can afford.
Being able to spend big bucks is not evidence of taste; nor is buying on the low end is not an indictment of tastelessness. If everyone could afford it we would all be living in exquisitely decorated homes with furniture made by well-paid and -treated people..

I am glad you included the link to quality task chairs. Of the 4 office starter kits only the green Target Lona mesh chair looks half-way comfortable. Sometimes style is not only subjective, but needs to take a backseat to comfort, function and support.

I don't understand what part of "do" the two upholstered chairs are for in the laundry/office "do" room. Perhaps to sit and watch the laundry get clean and dry? That space could be used for a large table so work and crafts could be spread out, instead of being squeezed into tiny desk tops in the closets.

I would have to classify all these offices as "looks beautiful, not functional."

This photo transferring technique is fascinating. But I can't find the directions on how to do it via your link. Very frustrating. Is there another link to the Reddit post that does address the photo transfer technique?

Many thanks.

Great post, but I would like to amend the suggestion for #4 Lighting. Not depending on ceiling lighting is a good idea but supplementing them with a standard desk lamp is not the best choice.

Looking at the lighting photo here shows the shadows created by the overhead ceiling lighting - not good. It also shows the small glaring area of light on the desktop created by the desk lamp - also not good.

Solution: Use a table lamp with a translucent white or off-white shade. The shade will gently diffuse the light and give you a bigger spread of light that will cover most of your desk top. Thus avoiding eye strain fatigue headaches. If your style is simple or minimalist, there are well designed simple table lamps out there.

This tip might make pot cleaning easier. Fill the pots with COLD water as soon as you empty them on your serving platter or board. Let them soak, dump out the water and wipe them down and then wash them to get the last bit of polenta.

Removing the corner shelf and wallpaper is a good start. Since the corner is really inaccessible it would be hard to use for storage or seating. You might want to paint the brick the same color as the wall and place a good quality silk plant or tree in it. A SILK plant because the space probably has little light and is close to the radiator. The brick planter is not attractive enough to play up and you want to visually simplify that area..

"What if one peson wants to watch TV while the other one wants to sleep".

How about the TV watcher going into the living room to watch the TV there - with headphones so the volume as loud as they want and headphone leakage won't add to the light flicker of the sleeper.

Mark has a very sophisticated eye. This is a great assemblage of vintage colors.
One tip I didn't see and was probably taken for granted: Always, always make your final color selection in your home and not in the paint store. The lighting and sunlight in your home cam make colors look very different. This is called "metamerism".

Is the track lighting for artwork or to illuminate the space. Please tell me it is for artwork. Ceiling lighting, alone, of any kind makes a home look like a hotel lobby. Definitely not welcoming and homey. Even for SOHO.

Since you are using the same curtain rod, I would hang your linen curtains above the window woodwork. And if it is possible , expand the curtain rods so the curtains frame woodwork as much as possible. This will make the window appear bigger and allow more light and view inside. If you want to hang a sheer curtain too, that could go on a tension rod inside the window frame as arcticangel suggested.

Sadly, I have to agree with Weatherman. With all the doors and closets and openings it is more a foyer than a room to sit in.
What is the width of the fireplace and mantel? What is the width of the bottom stair. Although the floor plan you worked out is beautiful, I don't think what you have in mind would really fit.
Take painters' blue tape and tape the floor with the dimensions of the furniture you have in mind.

Great information! I like the fact that you mentioned holding the paint swatches vertically. Everyone's first impulse is to hold it flat - horizontally - which does not give a true paint color reading.
