You don't have to worry about resale until it's time to sell. If you want to use it as an office just furnish it that way and then when it's time to stage your home for resale change it back to a bedroom.

You could also use the bedroom that you have to walk through as a sort of sitting room/dressing room and use the addition as a bedroom if it has better space/light and that is your preference. Good luck!

Use your bikes as artwork - figure out a cool way to get them up off of the floor and onto the wall. This will make it feel broader and provide interest at the same time. I like the idea of wall paper but if it's a high traffic area that might be tough - maybe paint a pattern? Good luck!

I would think about smaller chairs (or a bigger table) so that instead of having someone sit on that end you could have two chairs on each of the long sides of the table. It wouldn't change the look of the dining room much but it would keep someone from potentially falling into your living room. With the arrangement I suggested you could also bank the table against the wall that is 43" if you want even more space to be safe (and that may make more sense with your light...I can't tell from the pictures where it falls in the room). I would either go with the suggestion above and go back to white or pick out the mustard or green color in the curtains and have it matched if you want to maintain a colorful accent wall. I think the blue has to go either way. The curtains are really fun!

If you reconfigure your hallway slightly it may make sense to divide off the smallest amount of space possible from bedroom 2 (toward the top of the drawing). They you would still have access to all three bedrooms from the hallway, not lose any living space, and have a proper private place. I think partitioning the living room successfully would be very tough. Good luck!

I like the idea of white trim for the doors. I think you may want to go with a beige or grey instead of the cream because of the white cabinets. I would remove the breakfast bar entirely. Since you're doing new countertops I would try to find a cabinet to install where that cart on the right of the photo is so that you could extend the useful counter space. If you're not going to change the floor at least get a cute indoor/outdoor mat or something to slightly cover them. It should be clean and there should be absolutely no clutter. I tend to disagree about the door hardware - let the next owner choose what they want!

I like the layout you proposed with some minor tweaks. I would turn the rug so that it mimics the natural shape of the room - even if that means your love seat isn't all the way onto it. I think you could get away with two low-backed chairs instead of just stools - those might be more comfortable. Maybe something that's just a bit fancier than upholstered dining chairs but still has high legs so that they don't feel too heavy. Your place is gorgeous! Congrats!

I agree completely about getting the bed out from under the window and moving the nightstand to the other side - I think that will make a huge difference. I would put the full length mirror on the back of the door if you want it for function. I would change the location (maybe mount it horizontally) if you have it because you like the frame. The colorful hooks outside of the closet should be removed. It might be nice to add a curtain rod and some sheers in addition to any new shade. If you want to display the quilt at the bottom of your bed then I would add another blanket or duvet underneath - it looks like that's just a sheet set. I think you could pick a really fun color for the wall at the head of the bed and it would work. Your quilt has similar colors to my bedroom and I painted mine with a navy color - it really grounds things and makes them feel less childish. Good luck!

Is the heater something that can be moved or is it some sort of wood stove? If it can't be moved then I would turn your table at a 90 degree angle to allow more space for your living room. I would try to add two additional chairs so that you don't have to share a small couch and when guests come over they will have more seating options. To do this I would square off the loveseat with the TV then add one to either side floating in the room. Good luck!

Agree with grapevine - I'm not sure you have any other options! You can flank the fireplace with single chairs or maybe do an armoire in the opposite corner of the fireplace to keep electronics hidden. What a gorgeous home! Congrats!

It seems like you have centered the couch on the door across but I don't think you have to. I would shift the couch and rug further into the center of the room (especially if you are going to rely on that table as an entertainment center eventually). Also, is your kitchen seating a booth? If not then you really could bring it out into the middle to fill the space. Alternatively you could get a bar cart, or you could turn the couch as someone else suggested and put a sofa table or buffet up against the back of it for additional kitchen storage. Good luck!

Thanks so much! The bed was a Craigslist purchase for $75 that I painted. The pictures came from the clearance bin in a furniture store and I liked the pictures but the frames were a weird stain color so I painted them. The egg crate came from Kohls. Anthropology has colored one but I was really hoping for white and finally came across it at Kohls!

If I were you I wouldn't love the pink either! If you have the means to gut it then I would say go ahead. If you don't but anticipate being about to in a year or so then live with it. If you think this is a longer term project (3-10 years) then I would get several quotes for reglazing. You could also gut the walls and replace it with drywall for now with the intention of replacing the room full of tile later. One last suggestion (and I actually did this in my 1930's bathroom) is to cover the wall tile with wainscoting. This required an insert in the tub and then a bit of custom molding on the top to cover the depth of the the tile and wainscoting - but it wasn't too expensive and made a world of difference with the appearance. I just scored a great queen pull out couch on craigslist with a sealy mattress for $100. Would you consider changing your sofa to a sleeper? An air mattress is a quick solution if you don't have anything else in the room right now - that way it could be deflated and folded so that your parents would have room to get dressed after getting out of bed.
