Never go looking for "the" fabric at a discount house because you will seldom find it. SF does have some great fabric stores but it's best to just see what's available and hope something works for you. Also bear in mind that a 84" to 96" sofa takes a lot of fabric - hard to find those sorts of quantities at mill end jobbers.

That said, that fabric is to the trade just as Bepsf mentioned. Good luck

Davis, CA $1200 for 900 sqft badly maintained craptastic duplex. And that was a steal for a 2brm there!

you are correct. Being picky has it's price. Cool city but just not worth it to me. I also had to work hard to get an impeccable rental record, rock solid job, stellar credit score, and savings so I could go after the cream of the crop among rentals.

Must haves: off-street parking, in unit washer/dryer, HVAC, accepts pets, safe neighborhood.
No way joses': carpeting, former smokers or smoking building, popcorn ceilings (very rough on allergy folks), pest issues, seriously delayed maintenance issues.

One thing I will point out is that you should feel some sort of rapport with your LL. If you don't feel comfortable with the person before you rent, you will probably hate the begeezes out of them because within a year. So add LL people skills to the list of must haves.

So many deal breakers like not being able to hang a picture to having the landlord's in laws living next door. My rule of thumb is that if something bugs you before you move in, it'll feel like nails on a chalk board within 6 months.

I agree with Bepsf and mdorothy. I really, really wanted a modern prefab but the price was twice what I paid for my 50s ranch and that didn't include city fees and land costs even in my totally budget friendly neighborhood. I hope the industry can resolve its issues so that maybe my next house will be a prefab.

Amen. Rehabbing a house is a huge project. I'm doing it as a single female albeit a pretty resourceful one. I went 1.5 months without a shower or toilet. Luckily my gym was within walking distance. The kitchen is next. The folks who amaze me are the ones who do this that have young children. I'd have a nervous breakdown.

The linen's aren't hard at all to contruct. Finding quality linen from good dye lots is the tough part. I used to get vintage linen sheets are the Pasenda City College flea market - they were the perfect marrigae of hand, weight, texture. I miss those.

A lot of those prices don't look right.
