I live in a 400 sq ft cottage with a separate bedroom, so it is definitely possible to have a bed plus a sofa in that size space. My bedroom is snug, but cozy & fits a queen bed perfectly. My living space holds a small sofa & several bookcases. Get some graph paper & play around with different layouts before you buy anything. Regular, Daybed or Sofabed for Studio? Good Questions |

legnaliz - it may be the hardness (mineral content) of the water that's the problem. I don't know how expensive a water softener is - but it will make a big difference. My hair always looks better when I'm visiting an area with soft water. Like a Brita for Your Bath: The Rise of the Shower Filter |

I would never buy a home that didn't have a tub - I don't even want a motel room without one. But, you only need one buyer - someone looking at super small studios should know there will be compromises. I think you should make yourself happy first, unless you are planning on selling in the next 2 years. If you are selling soon - you need to ask a real estate agent that's intimate with your neighbourhood. Does Shower, No Tub, Hurt Resale Value? Good Questions |

I would wait a few months & put away the difference in expenses in a hands off account. Then see how you really feel about your new budget. It's alot easier to make money work on paper than when you're really paying the extra bills. Then, if you still want to move, you'll have money for decorating the extra space.
