I own a rental property and I've always permitted tenants to paint. Actually most have done a great job and really improved the property. I do ask them to consult with me and most of them have great taste. They know I care about the property and take good care of it. Maybe I've just been lucky. Don't knock down the wall for all the reasons stated above. This is a great floor plan. You have plenty of space in the kitchen-dining area for people to sit and visit with the people doing the cooking. A banquette, table that can folded narrow but opened for larger groups and comfy chairs and ottomans will make this cozy and welcoming. I try to keep the A/C off as much as possible, turn it on when temp gets in the 90's. Use fans and cross breeze. When I was a kid and we didn't have A/C (in the dark ages) we used to put a bowl of ice cubes in front of a fan to get a cool breeze. Works! AT Survey: How Do You Cool Down? |

Be careful about stripping. Unless it made of very good wood sometimes strippers can destroy the whole thing. You might just want to lightly sand, use a primer and then refinish. Good Questions: How Can I Restore this Piece of Furniture? |
