hey guys, I bought a strawberry huller about 15 years ago. Think it cost about 79 cents. So amortized it's been a good deal. And just for the record it works great.

I own a rental property and I've always permitted tenants to paint. Actually most have done a great job and really improved the property. I do ask them to consult with me and most of them have great taste. They know I care about the property and take good care of it. Maybe I've just been lucky.

I think the appliances are OK as is. White can be effective, especially if you take the advice above and paint in a bright color. Also take the magnets and stuff off the fridge and it will look a lot better.

That Weiner Mobile was actually used by Oscar Mayer and drove all over the midwest. It used to park next door to me at a summer place in Wisconsin I went to as a kid.

honeycomb light blocking shades block the sun when you need it. when you don't pull them all the way up--they practically disappear. Place light sheers on rod at top of windows.

Bublebeechicago is right. You can easily tuck a double bed in that corner, maybe a pretty screen to block it from front entrance. You still have tons of work/live space. Keep your work space separate or you'll go nuts.

I'm a second generation serial re-arranger. I just moved furniture from the basement to the second floor to redo my office. I have fond recollections of my Mom pushing our grand piano from one end of the living room to the other.

Don't knock down the wall for all the reasons stated above. This is a great floor plan. You have plenty of space in the kitchen-dining area for people to sit and visit with the people doing the cooking. A banquette, table that can folded narrow but opened for larger groups and comfy chairs and ottomans will make this cozy and welcoming.

I always tidy up before I leave. I think its a holdover from my mother telling me to wear clean underwear in case I was in an accident. What if my plane crashed and theauthorities came to my place and found it messy? Yikes!

I try to keep the A/C off as much as possible, turn it on when temp gets in the 90's. Use fans and cross breeze. When I was a kid and we didn't have A/C (in the dark ages) we used to put a bowl of ice cubes in front of a fan to get a cool breeze. Works!

Be careful about stripping. Unless it made of very good wood sometimes strippers can destroy the whole thing. You might just want to lightly sand, use a primer and then refinish.

A related issue. Has anyone ever used a freestanding airconditioner. I've seen them advertised and they don't have to be installed in the window.
