You can paint over almost anything with one-part epoxy. DuraPoxy made by Kelly Moore is one example. You can have it tinted to order. Because it is epoxy it drys very fast and you have to work in smaller sections, but the results are terrific. That stuff covers ALL kinds of paints and surfaces so long as they are squeaky clean. Rustoleum makes a similar product, but I believe it is only in spray cans and cannot be custom mixed. Magical stuff - very durable.

I, too, would like to get my caulking gun out for that bead work. It's shifted all it's going to by this time. And caulk is now elastic/plastic, so it will shift with the project unless you have a major earthquake (and then that will be the least of your problems). He's just tired of working on the project :-).

Blue is my favorite color - but not in an area where I apply makeup. Spas are white or pale pink for a reason - do not conflict with skin tone.

Oh, and I won't have any pesticide/herbicide spraying on my property. The few garden spiders (and black widows) I have take care of the pesky ants, and everything seems to be in balance.

Re vines - California is not particularly buggy probably due to the lack of humidity. I keep bugs out of my wall vines by having the gardener blow off the vines once a month. Never a problem. Those gorgeous vines on the cottage have been there for years. That's some serious growth and they require care. She probably has a good gardener with a good ladder. I have creeping fig vines on part of my house. They are lovely and stick to stucco and brick well without being invasive and don't break through the structure - but they are hard to start and very finicky about sun exposure. The woman across the street can't get them to start and she is a better gardener than I. I am in western growing zone 9 or 10, and everything is so dependent on knowing those guidelines.

You are in a great locale to use the resources of the theatre community. There are places that have very wide fabric (for stage) that could be adapted to those windows. I love your idea of the board and pipe shelves. The first time I saw them on AT I "swooned" :-). Enjoy your new space.

That is the most amazing collection of stuff. Not at all my style, but I've sure enjoyed "visiting". Oh wait, maybe it is my style. I can't stop grinning.

In pics 2, 3 and 4 I see a wall unit that was sold by Ikea's classy predecessor, Mobilia. Is this a new piece or is it a vintage find? I want, I want, I want.

Nobody is mentioning 20-Mule Team Borax. I've had excellent results spreading this laundry product over my carpets and onto upholstered furniture and mattresses when I've wanted to get rid of fleas or stale odors. It works similarly to diatomacious earth except it does not have the same sharp properties (which are not harmful to people or animals). It is a very fine boron salt that poisons the critters that crawl through it or eat it, and it dries out eggs and larvae. It is the primary ingredient that "Flea Busters" used to treat houses for $300 a number of years ago. A box at the grocery store costs less than $5.00 and you can spread it with a cup (as you would feed chickens) for free. I

I vacuum EVERYTHING well, then I distribute this fine salt on the floor, carpet and every soft surface. Then I leave it in place for 10 days and then vacuum again. It's incredibly effective on sand fleas, so why not on bedbugs?

Here in the central valley of CA we have lots of 100 degree days in the summer, so I suppose that's why it's one bug I haven't seen here - yet.

Cement walls? Good grief! I believe you mean plaster walls. They do not take well to holes being pounded or drilled into them. It's why you have all that lovely crown moulding. You are supposed to hang your pictures from brackets and wires (or brackets and ribbons) from the moulding. I hope your landlord doesn't charge you for the damage to those unique and formerly very lovely walls. Maybe he intends to rip them out and replace them with cheapo gypsum board instead of the lath and plaster.

A friend with only south facing windows puts almost white paper over them when she is shooting. Works great. Eliminates the glare.

Gorgeous shelving in the kitchen. It wouldn't hold all my stuff, but I'd just have to have more of those beautiful boards :-).

One of my pet peeves is pictures hung too high. I subscribe to the guideline of hanging the top of the picture never higher than a window or door frame - and yes at eyeball height. I always feel I am in a 1940's post-depression (not too classy) house when there are poorly positioned pictures. Can AT have an online workshop on some picture hanging guidelines? The only thing tackier than scattered pictures flying around the room is stacks of crap on the floors - yeah I'm grumpy (allergic) today :-).

Well, as an old lady, I love the risks of creativity; and I think that is the purpose of AT, and especially this post. I also love Weimaraners, sigh. I'm sure Chad learned a lot from this exercise, and I salute the project. How do you, Chad, exercise your Weim enough in such small quarters, or had he learned to ride on the BMW to accompany you. My guys all hated to be left alone.

I'm direct, and if necessary scary. So one roommate "H" asked if she could put my initials on her milk so roommate No 3 would not filch. I thought I would soon have my initials on at least 2/3 of the fridge contents. No 3 and I had several "come to Jesus" conversations - well I did the talking. Everyone else involved smirked a lot and would defend my position when No 3 whined. I'm not so much for notes - or roommates :-).

Beautiful scale, beautiful texture - and oh, well, everything. I especially like the lack of little collectible dustables. Thank you AT for putting little labels on the thumbnails, too. Good feature for reference.

to Thom2578: Just think of less as more and toss out some of those school days reminders. Find a mature female friend who will help you edit stuff, and have her show you around some classy resale stores and flea markets. It's fun to add one good thing at a time. And good does not have to be expensive - just well made and somehow expressing your individuality.

Ten Tips for The Sexiest Bedroom... Like Ever (And also for finding love)

Yikes, the first picture looks like it is a command performance type of room. As a woman, I would run screaming to the front door if faced with such heavy, overly sexual decorating. Again, I've found that men, in particular, have a hard time sorting out LOVE, SENSUAL and SEXUAL, and I would be very hesitant to put LOVE on my bed pillows I think a sensual, loving experience is all about a good attitude and imagination - not about performance. And I've no objection to a good performance :-).

You did not mention tactile. I like to have really soft, lint-free, quality blankets and/or throws. And high-quality cotton or linen sheets are the best. Satin sheets, while they may look good in subtle colors are the very devil to control, and bedding does not stay put when it is time to sleep.

You really succeeded in combining warmth with tech. I didn't think it could be done and almost skipped the post. I would have lost :-). I, too, love the 33 album covers in the book cases - well, and a few dozen other things. Thanks for sharing.
