DC mom - I second Jude252's thought. When we flipped my parents' house last year, there was grasscloth in the living and dining rooms, discolored in places. The dining surface was in fine shape and we just painted over that. Our painter skim-coated right over the grasscloth in the living room, because there were huge cracks in one wall. I used to have the sofa on a diagonal. I liked that it emphasized the length of our smallish living rm, but also because it let my son hide all his legos back there and play to his heart's content without having to pick up *and* without cluttering the whole room.
