As someone who only uses her cordless screwdriver 1-2 times a year, I ended up with a Black and Decker conventional AA battery model because I wouldn't have any juice when I went to use the other cordless screwdriver I had. They are a lifesaver when facing an Ikea assembly with ~100 screws.

Being warm enough is the only must have. Getting the Princess to sleep on something other than my bladder helps too. On those nights when my brain won't shut off I turn on the Gregorian chant playlist and the monks from Santo Domingo don't make it past the second song.

Other than some heavy duty curtains (which would ruin the view) I'm not sure what you could do to dampen the sound. I did want to let you know that in my experience after a while of living somewhere with a good amount of noise (next to rail line with surface crossings and on the main path to the local ER) after several months I heard less of the noises and after a year or two they just disappeared in the background. I think PI has a point about whether or not your daughter wants more seating. I know that until I hit 32 I found the floor more comfortable than most chairs.

If she does maybe consider some folding chairs to tuck away when they're not in use or some nesting stools that only take up a small square when it's just her in her room.

I have three things on the list:
1. If moving into an old building, making sure a full size hanger will fit in the closets.
2. Having at least one out of the way place to tuck a large litter box.
3. No holes in the door to the outside.
