So glad you mentioned the 30% rule! I have worked in affordable housing for a while, where 30% of income is a pretty standard tool for determine what is affordable and what isn't. I'm amazed at how many of my friends took on huge rent burdens when they started working. On the flip side, it's helps you control the rest of your spending -- when you know that your rent is 30% of less of your take home pay, and you are wondering where all your money is going, you can eliminate rent as the source of the problem and examine your other spending more closely.

Life Lessons: Smart Tips for Determining the Rent You Can Really Afford Renters Solutions

My current house is definitely my best rental. Although it's just a regular townhouse that hasn't been updated since it was a weird model home in the 1970s, our landlord lives out of the area and never bothers us. It has a spacious living room, dining room, and kitchen, and 3.5 baths for 4 girls. It has a big basement with its own laundry room and a good sized fenced back patio. I have the master bedroom with a walk in closet and my own bathroom for just over $600 a month, which is unheard of in the DC area. I'm looking forward to eventually living without roommates, but I know it's going to be a long time before I can afford a place this size with space to take on furniture projects and other things that require outside/workshop space.

I love the juxtaposition of an antique couch/chair with contemporary fabric.

I wish Apartment Therapy would stop featuring stuff that was on Design*Sponge. I suspect I am not alone in reading both of these blogs since they are both pretty popular in the home/design blog world. I'd rather see this area used for projects from blogs I'm a lot less likely to come across, or people who don't have a blog instead of the ones that are so popular that they feature projects just like AT does. Just a suggestion for the AT team!

Sometimes I wonder if the reason we see a lot of vignettes on AT and fewer full rooms is because the rooms aren't actually perfectly styled (which is not a big deal). The notable pictures are of the moments that are perfectly styled. Otherwise there are people leaving comments saying, "I like the left bookshelf but that right bookshelf is looking very sparse."

And I don't think it's so wrong to have an animal trophy or a bar cart. Maybe you don't hunt but you kind of have a rugged side, or maybe part of you likes to lay down on the couch and imagine hosting glamorous cocktail party. If you put it there because you thought it was cool, then it still reflects who you are even if it doesn't perfectly reflect the lifestyle you live. We were allowed to have race car beds and dress up like princesses as kids, and no one called us self-conscious then. Why can't we have a home that lives a little, even when we're aware that we don't?

You could go with grey penny tile on the floor. It would be in the same tonal family as slate with a more vintage mosaic, bath house kind of feel. If you put it in your bedroom or living room, what color would the walls be? Think about how you would style it in another room and let that inspire how you use it in the bathroom. The whole point of using a dresser as a vanity is to make it feel like a piece of furniture instead of a built in cabinet, so treat it (kind of) like you would treat it in another room.

My grandparents had at least five drop leaf tables in their house when I was growing up. Most of the time they were just used as sofa tables, or in big bedrooms as accent furniture. They came in very handy on Thanksgiving and other big family holidays when we could set a few of them up in the great room and have plenty of seating for everyone.

If you were down for a project, you could find an affordable rocker on craigslist, get rid of all the previous upholstery/foam,and put some fabric on it that works in the nursery but could easily transition into another area of your home or become a reading chair as the child grows. If the chair is a reasonable size, you could push it into a corner and then pull it more towards the center of the room when you don't need it. Alternatively, I found an old folding rocking chair at Goodwill that could fold up and be put in a corner once you're done. I think they used to be used for sewing or something.

I love card catalogs. My mom has wanted one forever but they always seem expensive. Glad that this one was kept in its nearly original condition.

Side note: I imagine the writers are totally aware of this, but picturing this scene sounds like something straight out of Portlandia.

My grandpa was a telephone repair man for years and years. When they started phasing out the use of glass insulators he started collecting them, and accumulated quite a few over the years. Now that he's gone all the kids and grandkids have their own piece of the collection. They are so fun to scatter throughout a house, and look especially cool if you have them scattered throughout a styled bookshelf. They make me happy whenever I see them :)

There are definitely notes I want to leave around the house like "hey, you put the oven rack in backwards, idiot" or "please don't clean the coffee table with 409...that's what pledge is for." But I resist. Rooming with friends is eye-opening. For all of you note lovers, this website will keep you entertained for hours: http://www.passiveaggressivenotes.com/

You could paint legs of the headboard white and upholster it, either with a cheap comfortor or with a number of the really cute upholstery fabrics on fabric.com -- I've snagged some for about $6/yard. You could also probably change out the bedding to something solid and play with cute throw pillows.

For the nightstands, you could go solid on the fabric and then stencil a design onto the nightsands, or use a decal on them to provide a little interest. When it comes to accessorizing them, you could find matching lamps at Target or Homegoods and maybe layer the look by learning a framed print or photo against the wall with a few more accessories or even a cute tray.

A few people have mentioned hardware. Anthropologie is having a sale on some of their decorative stuff, so you might be able to find some cute hardware there (normally it's pretty pricey).

No matter what you do, your stuff definitely has potential! Good luck!

How To Decorate My Night Stands?
Good Questions

I'm currently using two $20 Target bookshelves as nightstands (pictured on my blog). I think the key to having bookcases in the bedroom is to not make them too book-heavy. I don't think I could handle the packed bookcase in that Martha Stewart Living pic. Instead, I try to use the books as accessories and mix them in with accessories I have. I'm not sure if they're a permanent solution for a nightstand, but I'm enjoying them a lot right now. There's lot of room to put the normal stuff I have next to my bed, and, since the bookshelves are next to me and not along an opposite wall, I'm not staring at a busy bookshelf while I'm trying to fall asleep. Plus, I kind of like the idea of my bed being surrounded by my favorite stories and ideas. I find it whimsically relaxing.

Paint the backing of the bookshelves a color and incorporate the color in accessories/lamps on your dresser and the bedding. It'll give all the different pieces a common element.

If you decide to DIY, check out the table linens section of places like Target and HomeGoods. I bought a set of 12 napkins for $14.99 at HomeGoods over the weekend -- enough to make 6 pillows (although I'll probably only make 2 or 4). At a little over $2 a pillow cover, I'm pretty excited to start the project.

I love that you have so much furniture that your dad, huband, and husband's dad made in your house. It's such a great way to make your spaces more personal and meaningful.

I also love your art, especially the City Series. Plleeeaaase make a DC print soon!

If you were trying to go for something that isn't exactly like the C&B bed, you could take a circular saw to the footboard so that it's much lower and sand down the panelling detail. You could do the same thing with the ledges on the side of the headboard. It might be easier to just upholster the headboard and paint the rest of the bed nearly the same color or even a rich dark brown.

I've seen people make beautiful upholstered headboards on blogs and HGTV, and you could probably make one from scratch for less than your current bed would sell for on craigslist -- you could end up making money off the upgrade!

I just painted my room bluye bonnet from benjamin moore. It's a lighter color like the one in the second picture but has a bit of grey in it. If you guys used pops of yellow, red or deep berry, and had some mid-century furniture this place could look really rad. And the blue would be a nice backdrop for a photo studio.

I also LOVE the fabric on the settee -- I'm trying to find something with those colors in a lighter weight for curtains. Has anyone seen something affordable along those lines, either curtains or fabric?
