New Orleans, 1985, Prytania Street, one block lakeside of Jefferson, two blocks riverside of St. Charles. Entrance and one room downstairs (housed the piano, staircase with stained glass windows) and entire upstairs (two bedrooms with private baths, Juliet balcony, living room, dining room, kitchen, sleeping porch turned into sun room). $500/month, utilities included. Landlord didn't care what we did (painted, removed carpet to expose gorgeous hardwood). He told us, check out the attic -- if you like anything up there, it's yours. I still have some of the attic furniture. Incredible old house, wonderful man.

I don't believe in a housing cost rule-of-thumb. There are many, many variables: single or double income? dependents? transportation? debt? If I used the 30-33% rule, my child and I would starve -- and I'm a debt-free professional. Consider transportation costs, the costs of raising a child, etc. Draw up your fixed budget, then look at potential housing costs.

I have acres of knotty pine boards in a chevron pattern -- walls, high ceiling, and sleeping loft (used for storage). This is the first time I've considered painting the wood, probably because it would take the rest of my life. This room is gorgeous.

Vintage iron beds are abundant and inexpensive in the South. Mine are more than 100 years old and are sturdy as rocks (and weigh about as much). They're easy to paint and retrofit as platforms for foam mattresses. Can't imagine having anything else.
