My tips after 10 years of renting:

1. Research the landlord BEFORE hand!

Ask Tenant Resource how many complaints they have about that landlord.

2. Be willing to call a building inspector yourself if things are not getting fix. The building inspector will MAKE them fix it within a certain timeline or pay a huge fine.

3. KNOW YOUR RIGHTS!!! They vary from city to city so research yours and be informed!!

4. Always pay rent on time.

5. Big management companies don't always mean they care about their reputations. I disagree with this post. Madison Property Management in Madison, WI is one of the biggest companies in Madison but it's also the most slumlord like.

I wish I'd realized how terrible my landlord is. Never responds to any communications and tries to illegally evict me every month.

I wish I'd known that both the dishwasher AND laundry machine were broken.

I wish I'd known that the apartment was not going to be cleaned or painted before I moved in and that I'd have to do it myself.

My biggest pet peeve is loud conversations and laughter (or worse, 'other noises') at 3am on a school night! (I'm a teacher) Do what you want on the weekends, just let me get to sleep by midnight during school nights!!!

This would be a deal breaker for me. I can't stand cigarette smoke. I would not rent that apartment. I don't care if they have an air purifier. Bars have air purifiers and my state just went smoke-free. (YEA!) The bars, even the ones that had air purifiers STILL stick like smoke and they went smoke free a month ago!! When you are sensitive to it, air purifiers don't do much.

This is your home that you need to be able to feel comfortable in. I wouldn't feel comfortable smelling smoke everyday. No way.
